Decent coin-ops in my area are 500K to 2 million to buy.. That’s why so many lease. They are almost too expensive to build today. Been in the car wash business over 50 years from coin- op, express tunnel and full serve. It’s been a great business..Good luck!

If you are on loopnet yeah you will find them for that price. Any run down/closed car wash is most likely sold at land value by the seller. Now you’ll be looking at maybe 50-100k. Which is why I think leasing until you are able to buy it outright is the best decision

how do you know what a fair rent is? Is there something you look for to know if the rent is a fair price for both parties?

Love all the Information in this and think I'll probably pull the trigger on your course. Ever since selling my detail business in 2019, owning a self services car wash has been a dream of mine. I do have one question. What is your long term plan for the car washes you leash for when the lease is up. Are you planning on having enough profits throughout the carwashes lease terms to have the money to work a deal to buy the property from the seller or previous business owner? Or would you hope that in your carwash owner carrier you had secured a few properties that you own and would just give back the keys the the businesses that you had leased over the years. I love the lease idea and think it is a very smart and tactical way to get your first carwash business. I guess I'm just concerned, especially after watch the video with I believe joey the 28 year old who only did a 5 year lease with a ten year option. That to me seems riskier than spending more and buying a property, being that it seems like he invested quite a bit of money into the business with the potential to loose the keys in 10 years should the owner not want to renew the lease.

Thank you so much for your great videos! I think the biggest reasons making me skeptical (as I have no background info about this business) are what if a corporate car wash business opened in the same area and lowered their prices to get me out of the market. The second reason is what are the fair conditions in case something like Covid pandemic happens and every business is closed or in case I want to terminate the lease (for moving to a different state or any other reason). Thank you!
