The buyer is listing it a bit too high… looks almost identical to its original sale I’m no expert but do know a few and I can hear them saying this doesn’t justify the $21,815,000 mark up…one can buy 2-3 mega mansions in this market cash with that price… it’s too aggressive for this market

That's exactly what I thought! In the price history it shot up by a massive amount in 3 years. I think $18 mill (maybe low to mid 20's) is far more realistic than $40 mill.

The $18,180,000 selling price was vacant lot. This is a brand new house. 20,000 sq ft there's probably $10-15 million in construction costs.
