It’s untrue that real estate in Lagos is safe. Real estate in Lagos is rather SLIPPERY because many developers and realtors combine to sell unapproved and even undocumented property. Why would developer and realtor sell property they have not verified only to tell an unsuspecting buyer to go and do due diligence?

This mentality of you cannot afford it? All this mentality of a dog eat dog....I second these suggestions, don't listen totally to these guests. Most importantly they are businessmen. We have a scattered system designed to frustrate you. 1. How on earth are fake (genuine) c of o gotten? 2. Illegitimate land and illegitimate people is that not the government's responsibility? 3. Why should the government revoke c of o? Even the government is a scam... 4. Why is the search too long....this issue Pastor Matthew addressed with empathy. The government has failed. Period. 5. Back and forth for over 3-4years just to confirm property 6. I wanted to buy last year but immediately I realized that they are targeting Igbo people to demolish their properties for political reasons, I quickly told my cousin for the one he found that I'm not interested anymore. Early this year, one of my cousins called again and I said to him, how dare you advised me to buy property in Lagos and since then, I see him as a selfish person.

I don't know if the Igbo are being targeted either, but I'm not going to dismiss the allegations because these guys said so. Discrimination and tribalism are very real in Nigeria, and we've seen it expressed in very ugly ways in Lagos recently.

The idea that the properties being demolished are property on right of way isnt entirely true.. the destruction of the beach front property belonging to LandMark is an example. Also, most people whose property were demolished had their document approved by the state, so that begs the question, why did the gov office approve the documents if the lsnds are on right of way? And whose fault is this?. To make it worse, the take no account or responsibility for the failure emanating from their side. This does not fill investors with confidence, especially if you can destroy the asset of a multimillion dollar owner in the manner they did.

I have raised this question with the State government online, to date I haven't received a reply. I wonder why. Therefore, those whose properties in the concerned area were demolished and who have their documents from the state's land registry should get specialist land/property/lawyers to take up their case in court.

Why is that the bias, is that due diligence was not done either by Developers or Property Owners, let us not forget that there seems to be no transparency in the whole permit, approval thing. Let the government, be straight with the rules, Let there be a portal where prospective buyers can go and valid a potential deal before paying. It is not anywhere near black and white you know with these approvals.

My advice to these hard working young developers is to stop wasting their energy because most of the places has been sold out which would still cause problem in the future. Your government was never been honest especially at this time ,the country going through separation . Yoruba got his sovereignty and Biafra going through separation but that government does not want the people to know what is going on .And this is reason they do not want the media to talk about it.

The land act in Nigeria stipulates that all lands belong to the government. The government can demolish your house and compensate you if there's a need to construct a road there. There's nothing hard here to understand. Other beaches were also affected along that corridor.

The growth of a property market is a function of population, existing infrastructure, the income level of the people there, and the government's development plan for the place. Properties are human business, and they are useless or less useful without people's patronage. It is also about the law of demand and supply. Lagos is populated with a growing level of infrastructure and there is a huge demand for properties. Hence, it is more profitable to invest in Lagos than in any place where the aforementioned factors are grossly lacking.

The Hausa will come to Igbo land with hundreds of trailer of tomatoes and yam and after selling he pockets his money in his shokoto and heeds north, not even sleeping in a hotel, rather he sleeps outside the mosque or at alahausa areas in Igbo land. But the Igbo man will go to Lagos, Abuja and other places, establish business, buy or build houses and do nothing in the east, 2 years later, tinubu and his likes will come and chase them out. It is true. There’s is a surgical operation by the present administration in lagos to discriminate against Igbo’s in lagos, It is politically driven. We all saw what Thugs did to voters. Please Igbo’s do not buy. If you buy it’s at your own peril. The same surgical operation were used by the last administration mainly Housa’s under baba Ngida regime to cripple every avenue of promotion of foreign trade in the eastern region in favour of the Yoruba’s who would later claim lagos as theirs. That brought all Igbo’s that was trading effectively in ABA to lagos. I guess Baba Ngida learnt that near home was also required or part of the Youruba Housa agreement to be cantered on, then began and still on going on the development of Abuja.

In our country,we don’t standardize our industries.There needs to be a real estate commission tasked with the licensing of Realtors/Brokers etc. There needs to be ethical/legal/industry operational qualification for transaction of real estate.

A property investor need to first understand the process and what might likely be the outcome of property investment. I engaged a lawyer for due diligence and he came back and convince me to buy it was eventually i found out the land was seriously emcumbered but Then i have bought already. Also what would you say about a land that was free of government encumberance during due diligence and after buying government acquired it. There is just many opaque activities witjin the government that hampers investment in lagos. Alot pf us are really regretting now.

These guyz are trying so so hard to sell their properties, they know its only the igbos that have the kind of money it takes to afford their lands/ properties....... The worst mistake you'll ever make as an igbo person is to buy Land in Lagos, My parents did it at 3 different locations and are now crying bitterly. Whereas the one they bought in the East, Anambra state after so many years, stood the test of time, infact they are currently developing it. Its not only not buying property in lagos, igbos should start moving their businesses to the east for peace of mind.

Imagine buying a property in Lagos for 50m naira (£100k at £1 to 500naira) in 2015, that property is now worth 150m niara (£75k at £1 to 2000naira). So even though the headline price in naira went up 3 times in less than 10 years, the value dropped 25% due to Fx alone. The alternative investment had one put down £50k deposit (25%) on a £200k house in UK, in 2015, is that house is now worth £300K and my equity is about £100k. So the headline price only went up 25% but my investment doubled.

You get to a land, you are investing or doing business but you fail to integrate and respect the culture and the people of the land. Isnt it sad that we make fallaciois statement without looking at the issues of integrity of the discours. The problem today is not about people coming together, its the purpose of togetherness. As people we find it difficult to integrate with each other. It is difficult to be accepted if you don't accept one another. I suppose the issue is our education. Our social education is so bad that it is culture that bears the brunt. I still cannot understand why an Ibo man that has lived in Lagos most of his life and made fortune there could not see anything good in a yoruba man that has managed to put together the space that allowed him or her to thrive. But instead will switch allegiance to his kinsman when it comes to electing a leader for that same community he met simply because the person comes from his village or area. Is it because we do not think outside our cultural value and does not trust eachother?, or that we don't value eachother as long as we're not from the same origin? This can be very serious with expensive rammification. The way we see the world around us will determine how we integrate in it. The yoruba man in general may not see ibos as threats, but they can easily be perceived as such once the behaviour is such that undermines the rules of acknowledgement, fair attribution and overall fairplay. If you decide to pitch your camp with someone because of where they come from, its is called bigotery. Yorubas like faire play. If i have been good to you, you have no reason to be horrible to me. I don't care where you come from, allow acknowledgement of your environment, the culture, the politics and economy to determine your integration. There is a need to talk about true integration for all Nigerians whereever you live. It is imperative for people to leave their cultural bagage and biasis in their vllage whenever they're migrating to another area of the country. It is intelligent and promote social integration. I once said, if my child goes and live in the east and igboland in particular for several years, he/she would be expected to come home speaking some form of igbo and also to have some affinities that shows that he or she has been influenced by the experience and that he/she now sees an Obiajulu as a sister and Chukwuemeka as a brother not the other way round. So, as a matter of fact, what we need is education on real integration nothing else. This should be part of our school curriculum. All we need to do is do it right.

I realised just the same issues you have mentioned. Nigerians at large need education about importance of integration into different culture where they sojourn. Do you know that the problem facing Nigerians today in nations of the world stemmed from inability of Nigerians to integrate?? The same problem in Lagos is playing out in Ghana, South Africa etc against Nigerians. When we move to a place to live in and invest in, it's important to do the due diligence to play fair, engage legally and integrate with the mind to live fairly and not with the mind to usurp dominance or control because you don't want others to usurp dominance or rulership of your own land and culture

Please comment on those developers that use the house the want to sale to collect loan from Bank without telling the buyer. There is a Lien on the property. You should have asked those questions to them. Or properties being seized by EFCC or AMCON and buyers don't know. The problem is not only CofO , or title, alot of shady stuff happens that make buyers run.

I can truly feel for those who may have lost out in property investment in ❤Lagos. ❤Lagos works for the hundreds of thousands who have invested from the disapora, and many now live in ❤Lagos. Experiences are NOT the same for everyone, just like investing anywhere in the world. And there are those who have lost out because of PROCRASTINATION, in thinking that the properties were too expensive... try buying the same sort of property today. The choice is a personal one, and cannot be forced on others.

I consider all that are being discussed as grammer, there are areas in lagos way back 70's nd early 80's that are not no go areas , those areas use to be swamp, at a time land owners start selling such places nd it is those land owners that will help the buyer to obtain the pappers covering the land from the government, such places start developing, more people begin to commut their resources into developing such places, the government who knows what such places are meant for will keep quiet, after the entire areas is developed, few years later government will come up with excuse that the area is canal or is maped out for this nd that project, where was that government when the area is being developed initially? U see it is always easy to say what somebody suffered for his life time to establish will just be destroyed just like that, those lands are sold by yorubas, Now they are feeling empty nd turning back to say those lands are wrongly builted, lgbo should go, lgbo is taking over our land. Buy land nd develop at your risk, people should avoid wasting their resources buying land in lagos
