Buying a house by the carnal is not the issue here. The government should be held accountable if they have offered approval for the build in the first instance. If the agencies from the government are the ones offering the false licences, then the government needs to put its own house in order and compensate the people whose houses were demolished. .

This is sad, but I disagree with the blame on the clients. The blame shouldn't be totally on the client buying the home. They are not experts in real estate or land. This is the responsibility of the developers, and these clients just wanted to have a place to stay. But of course, developers are after money, so this is something that is less of a problem because they've already made their money. Another thing to consider is that I feel like, as Nigerians, we are sometimes heartless to our fellow Nigerians. We tried to cheat each other with a corrupt system that is impossible to clean up.

You are right. Another point is: what sanctions is the gov imposing on developers that misled and defraud these home buyers? if they can sell illegal properties openly and without consequence, then even the gov is guilty by proxy of defrauding these home owners.

​@@emekusx1363 You are absolutely on point with this. There should be serious consequences for those who defrauded these folks. This is another example of why it is so difficult to invest in Nigeria because the system is so fraudulent beyond any imagination. There should be client protection for these clients who invested in these properties, and I am not sure if there is a generalized real estate license before these developers can start selling houses. And the license should be taken away, and people should not buy from a developer whose license is removed or banned. The corruption is so deep, and sometimes these things are impossible to achieve, and the government is in a hurry to demolish these properties without going after these developers.

​@emekusx1363 excatly I am pretty sure government got property tax from those properties, furthermore if the author of this page trying to paint a picture that the developments was not in order, how is that electricity, water and road was granted for the area. The government played a part ripping those innocent people and them threw them out like a dog, you see they waited until after election as this would have damage him prior to election.

Dude, if they sell you a land blocking a cabal dint buy it. I live in USA and l Putin a contract to buy a 19 acre beautiful land with 12 acre buildable for $469,000 and was going to put down $250,000. On second thought l went to the county and paid $4500 on research and I if gs. It turned out the land would fall under the US national 100 year flood plan. Poof went my single home estate l dreamed. The $4500 was worth it.

Why should everyone go to Lagos...can't they expand and put the office that are in Lagos in every other state? It's so small for everyone to be trying to be a part of it. It's madness, develop other areas...it's not safe and secure enough for everyone wanting to ne in Lagos.

There are agents and developers whose major concern is money, whether or not they are following regulations and due process, that's why due diligence is required.

Now to the main point... who gave the approvals in the first place? how did the government close their eyes on those who collected monies and allowed the developers erect those structures ? Now until the government also deal with these set of people in Alausa these type of things won't stop. Again, many developers, realty practitioners who sold these properties have gone mute..... This in it self has casted a lot of doubt in the minds of prospective investors..... How and what will happen to those who knew and built on water ways? I would like to hear your input....

This is why you should avoid beach front land, any land close to drainage or water ways. I've seen this happen a lot. It's sad. In fact avoid Lekki land. Too many water problems

More like check your land at the land registry and confirm the paper work. There are beach front land that has Excision or even Govenor Consent. Government can't do anything, if they need your property, they will have to compensate you.

Don't you mean, why would these unscrupulous contractors build these properties and real estate agents sell them at those prices. Everyone knows that all gov'ts built upon the British system are bureaucratic af... When the rains come and wash away houses or houses fall on the people living in them, you would still blame the government. The gov't is doing the right thing but they should have stopped those contractors from building in the first place.

ILLEGAL STRUCTURES IN THE COUNTRY - Pardon? What's insane about demolishing ILLEGAL STRUCTURES? If anyone acted insane, it was the landlords who cut corners to build homes close to canals or waterways. The owners had ample warnings and received notices of demolition. They should have informed their tenants. The Lagos State Government acted within the housing building regulations set out in the 1999 Constitution. The tenants can seek legal redress against their landlords in court.

What gave you the impression that developers were involved? Those plots were acquired illegally from omo oniles, and the house owners who are desperate to own houses by cutting corners chose not to do their due diligence on the kind of properties they were putting their money

This is insane. Why did the State or the local government issue permits for those houses to be built? They should have notified the home owners before this show of power, the people should be compensated, but we know this will not happen. Nobody should buy land or be allowed to build so close to the water, especially a canal.

None of those houses demolished have approval for construction.If there is any of them that have approval they will get alot of compensation and damages from Lagos State govt after the court case. I think the lesson for us all is never Never start constructing without talking to your surveyor and getting necessary approvals

You will just open your mouth wah and be spewing gibberish! These guys have no valid permit from LASG. Hence, reason why no compensation can be made, and besides they were issued notice. Some of the owners knew that they were building on canals. Some of them knew that they were building on the perimeter set aside between the main road and buildings. Sometimes, the calculation is that they will bribe officials, but sometimes it does not work out like that. Wuruwuru, will lead to pain sooner or later

Buying lekki house is not the problem sir, anywhere you are buying in Lagos, even in Nigeria as a whole do your due diligence or seek honest professionals. Real estate industry is fast changing and Lagos State is kinda like a pacesetter. A professional will search for your property or investment that align with your financial goals and budget, they will conduct thorough due diligence, Negotiate on your behalf and perfect your titles and check all requirements for Constructions or acquisition and smoothen the transactions among others. Nigeria is such a nightmare. Who takes responsibility for those who fell in to the hands of scrupulous govt official who gave fake approval. You cant trust any government agencies in Nigeria. My biggest question is what were the government agencies in charge looking at when all these buildings were being raised and habited all this while. Lagos is only around 3,500 SQ KM. Making it the smallest state in Nigeria and West Africa. It’s highly unrealistic for most of us to get a plot of land. I myself have discourage people from buying land in Lagos unless you have connections. We have many other states that need gentrification.

Its sad, indeed according to the government official. The question is which government agency approved the sale of the land to the real estate developers? Did the relevant government agencies carry out supervisions while the buildings were still being constructed. These would have prevent would be victims from investing in these properties. Also, the relevant professional bodies in real estate and related fields would have known about this and sounded out early warnings to the public to avoid investing in properties in these locations. I advise the victims to seek redress in court. They should be compensated by the government.

The developers built with government approval. That's why the state is extremely confident. This is very common in Nigeria. All the developers have absconded. They thought the Lagos government will overlook it. A notice was issued since 2020. That's 3 years.

I am sure if the clients before buying went to the development site and saw a desist order am sure they would not have gone ahead and purchased. Has anyone taking their time to ask the government if that stopped order was placed on the newspaper, radio and TV as evidence, its not just saying government saying this and that.

The problem is Buyer's meet seller and boom they do the deals without seeking advice from professionals all the name of cutting costs and corners. Never buy any land or houses in Lagos state without going to Lagos state urban and regional planning for Land information.

If the buildings do not meet the government's criteria, the buyers are not responsible for the errors. In fact, the government should hold the builders responsible for the buyer's losses, who should have a collective lawsuit against the builders.

It’s the responsibility of the Lagos State Administration to have had land experts survey where houses are supposed to be built. No foresight. They should have envisaged the future of that area and planed adequately. If this had been done, demolition of this magnitude wouldn’t have happened. I hope the owners were given notice and plenty of time to get their belongings out; and are well compensated.

Humm... I hope those of us who did not do our due diligence to know we were purchasing beachfront Excision lands from you 3 years ago, and are yet to receive the allocations nor hear any word from you won't find ourselves in this regrettable situation as well.

@@edenoasis Hello, name visibility on any platform is personal and not a yardstick for being addressed. However, I have reached out so many times, without any tangible solution. The partner company also seldomly sends emails, so I am aware the land is still not approved. My only issue is you people are guilty of the same issue, not following up with clients, and coming online to be sympathetic

First of all, every country should have a building and planning board wherecall building permits gets approved. Who is giving permission for these buildings and can country operate without a buildings and planning board. That would not happen in other country because you wouldn't be able to build unless the government approved the site and the plan. So my question is, is there a department that handles this in lagos? If not this will keep on happening. How can you do due diligence when there is no order of things?

Agencies you check if approval is in place..Lagos State safety commission.. Lagos State material testing agency.. Laspa... Lawma..

For those who did their due diligence, as long as their paperwork was approved by the government of the time, compensation is due. If u cut corners, then u get what u get.

We have agberos as leaders in this country.. just imagine.. was it not the government they gave th developers documents and access to build there. Didn't they pay the necessary fees and surveyors. Didn't the government give them the go-ahead to build? Why destroying people's lives. Nigeria has happened to these people

This does not happen in functional societies where the people are valued and considered the employers of government. so I disagree that this happens everywhere. it happens in dysfunctional societies. Government exists to prevent this loss of investment/wealth. The ball is in the government's court. How can Johnny Waka who is not an architect or highly educated person know about setback, environmental hazards, etc when the govt is slacking on transparency? Besides knowing to come to you, where has the government posted info publicly about approved lots so that people can do their due diligence? People cannot be deceived on this level and government is catching up years later. This is disheartening. I mean how can property have C of O and no approval? This is about failed govt.

Bottom line do investigation and stop developing Lagos State. Nigeria has 36 states, including Abuja. Developed your own state. The government has to compensate them because they are victims of rogues, developers, and bad government officials who approve the application.

Are these agents not the ones promoting the water front? Why didn't they put into the consideration at the time of sale that there should be enough passage for the water ways? Always ask to see the plan they want to errect before you buy. Ask questions about drainage, waterways, light, paved roads and other infrastructure. We all saw what happened in Libya few weeks ago? Flood completely wiped out Libya. Sanwo Olu didn't do anything wrong but it is the fault of the land sellers, marketers and developers. Greedy land sellers, marketers, approval dept. and developers. Sanwo Olu doesn't work in approval dept. Don't blame him. Developers in Nigeria lacks planning. Pay the architect to draft the plan before selling the land.

Confidence, if the government is serious will they not pass some kind of law to prevent building along the canal? Also shouldn't they have put up some restrictive fencing along the total length of the canal?

The institutions in Nigeria are very weak. Govt agencies are very complacent and irresponsible and what is the point having them if things like these cannot be prevented. Cant even be bothered to invest with such weak institutions, money go just burn.😡
