In this video, Aiman's brother Hizami will give you ideas on how to remove the top seal of a well casing sometimes called wellhead opening cap cover for fresh drinking deep water well (non-artesian). Access to your submersible well pump, electrical lines and pipes is through the well cap or well seal, and that's the main reason why you would need to perform this highly tedious & complicated task, but more on that later. Usually Aiman would do this sort of video, but because he has to work and their dad need to get their pump back up and running as quickly as possible, Hizami has been tasked with filming this extremely rare repair procedures. The last time their dad has had to do this was over 10 years ago.
The average life expectancy for deep well submersible well pump is 10 -15 years for a residential 3-wire and 8 -3 years for a residential 2-wire, however it could last a lot longer. However, the electrical wires do not last that long, they break, due to the vibration of the pump and the minerals of the hard water - limestone, chalk, gypsum, calcium, magnesium & sulfates.
If you have well water and suddenly your pump stop working, the chances are either your pressure switch regulator failed or there is a break in the electrical wires inside the well pipe casing. You can check to see if either failed by using a multimeter to determine if there is a continuity. There are videos, articles, step-by-step tutorial and guides on the internet on how to do this.
But as far as how to open the top seal for the well water, we did not find any videos on our particular type of well. As mentioned above, this is an extremely rare case so we hope to share our experience should you have a similar situation and needed ideas on how to do this. Luckily Hizami is back home during summer break from MIT (Massachusetts Institute of Technology). Aiman had to work all day with his Yale Peabody Museum of Natural History EVO program.
So How do I Remove the Top Seal of a Well Casing?
Wells are lined with a "casing," a large diameter steel or PVC pipe with perforations in the sides. A cap or sanitary seal prevents dirt and debris from entering the well at the top of the casing. A seal has a rubber gasket but a cap does not. A pipe and wires come come through the top of the cap or seal.
Turn off electrical power to the well at the breaker and determine if your well has a seal or cap. It may have a well cap, which is bolted onto the top of the casing or a cap with a threaded "plug" for access and set screws to attach it. A well seal is on top of the casing and has a rubber gasket inside it.
Call a professional if you have a well seal. Well seals usually have screws or bolts that compress the seal and if extreme care is not taken when removing them, a portion of the seal or the screws could fall into the well. If you believe you can do it without the assistance of a professional, loosen the screws a little at a time, but not too much. It is imperative that you do no remove them completely. Try to pry the seal off very carefully with a screwdriver.
Use a wrench to loosen any bolts if you have a well cap. These may be along the outside edge of the top of the well cap. Carefully lift wires or wire nuts and push to the side. Well caps often become rusted onto the casing and require some manipulation with a screwdriver to loosen them. Do not pull or use force.
