Strange, I always liked that manor a lot! One of my favorite settlements. I rebuild the second floor and now it has a lovely view across the ocean on 2 sides and down the courtyard, where I planted many trees surrounding the yard overlooked by a statue in the centre. It's beautiful !

After cleaning up this place. I turned this mansion into some Casablanca hotel bar. The most frequent guests were patrolling Brotherhood soldiers. It gets annoying since they march around my manson with their power armor knocking off vases, harrasing my settlers and never pay for the services the hotel provides. I dislike those fascist BoS with a passion but I have to contain myself not to shoot them on sight. A Minuteman General still to make some income. But after a few nights I realized that the Croup Manor was a bad deal. Nevermind the fact that the area is constant war zone between BoS, Gunners, Children fanatics and Super Mutants with constant Vertibirds crashing near my hotel, but I am convinced that this mansion is also haunted. First I thought its a bug when the first settler commited suicide by jumping off the cliff. But on the following nights more settlers dissapeared. On the fifth night all the remaining settlers gathered at the beach. They were all staring at the ocean not responding to my bell or any orders. As if something was calling them to go into the sea... I went to sleep hoping that it would fix itself but on the following day all the settlers except one either died or simple dissapeared. Maybe a Mirelurk killed them maybe something else. I was no longer willing to find out. I sent the last survivor to Hancocks whorehouse in Jamaica Plains. Called an artillery strike on Croup Manor and abandoned this place forever.

Had almost the same experience as you, except that I didnt know this place is haunted (in my opinion it isn't) and managed to set up a pretty good settlement with more than 10 settlers. Problem at first was hard to attract settlers, they would come and go and population is always under 10. Some like you said, just disappear or died for unknown reasons. After some time later, all these weird stuff gone away and I managed to get it up as a normal settlement. I kept thinking that the settlers died due to lack of defense, so I set up the maximum defense i ever got it. Then it still wouldn't attract settlers, so I sent one of my companions there to look after things and it got better from there.

So nearby by this place, I was exploring the Nahat Oceanlogical Society Research Lab, and in the flooded basement part, MaCready said something along the lines of: "I'm not sure if something busted their way in, if something smashed their way out." When looking at a bunch of broken tubes in the basement. I don't know if hes the only one who says something, but it might be interesting to investigate if you'd like
