Hi Ethan recently found your vids, amazing informative content. Question, do you require planning for the loft space or moving the kitchen to the living room to create another bedroom? Also could you do a break down of the sizes of the properties you look for when doing a loft or moving the kitchen in a 1 bed flat. Much appreciated.

Yes you require planning for the loft space because it is a flat. However you do not require planning for the reconfiguration as that is not a structural change

Quick question, how do you turn the reception into open plan living when the kitchen or bathroom isn’t adjacent to the reception? I thought this was a requirement so you could move the pipes through easily, but seems like you don’t need to do this all the time?

Yes it doesn’t have to be adjacent you can easily pass the pipes through the floor boards however having it adjacent just makes it easier
