What's your strategy on getting trades in? Some of the plumbing quotes we are getting at the moment are crazy. We've had 2k +VAT just for labour to replace a bath and shower. Day rates in west London coming in around £375 too.

Keep looking around and speak with EVERYBODY. I've got an Albanian guy who only charges £200 a day and he does the best work I've seen. Gets in early, works hard, barely takes a break, but he doesn't work in your part of London. They're around though, so keep looking.

Funnily enough I got this guy through my aunt - he did her loft extension and the work was so good that my mum got him to do up her garage into what could be a living space now and I've used him ever since on my property and will on my next investment one. My aunt always seems to find these good foreign builders - I don't know how she does it, it's not even like she rolls in those kinds of circles 😅
