Im glad real estate is working out for you. I am one of those people completely turned off to ever owning a house again due to my one bad experience. I STILL have not been able to sell my vacation home in PA. 3 years on/off the market and no sale. I can’t rent it because it’s in a private community and against the by-laws. Plus I don’t want to have to deal with an out of state rental. I live in NYC, the house is in Pennsylvania. I’m almost tempted to just stop paying the mortgage and let it go into foreclosure, but I think Pennsylvania is a recourse state and the bank may come after my paycheck 😞

I'm sorry to hear about your vacation home. In my experience the three reasons a home doesn't sell is location, price, or condition. I would be happy to get you in touch with someone in PA that could help you sell it. Don't stop paying the mortgage. There are other options. One is a short sale. I work with banks on short sales often. It is when you get the bank to agree to allow you to sell it for less than what is owed on the mortgage. You can then reach an agreement on how to repay the portion that wasn't paid off by the sale, or you can file bankruptcy just on the smaller portion. Let me know if I can help. I'd rather see you be able to sell it and pay off your mortgage.

@@RubberTrampRenegade ~ Any help I can get would be greatly appreciated. I plan to retire from my job in 2-3 years and having a mortgage will keep me from doing that. If you know of someone in the N/E Poconos area of Hawley, PA that would be awesome. There is still a lot of snow in that area, but as soon as I can, I will be looking to put it back on the market by the end of this month or early April. Thank You.

Until you make and save the amount that you paid for the property it isnt "passive income", its just security. After you pull in the amount that you paid for the property than it should be viewed as extra

I’m in rural western KY. On the lower end you can buy a house for $50-$60 a foot. More average price is around $100 a foot. But you can find a decent 3 bed 1 bath house around 1000 feet for 60-70k
