In Manitoba due to ground heaving in cold and snow load, we generally do not attach decks to the house. The deck is an independent unit that floats next to the house. We also don't generally put piers in because they have to be eight feet down to be below the frost line. Instead the deck is built and sits on a cement or deep cold resistant plastic blocks. So no flashing required because there is a small space the deck and the house. My son's house had an attached deck (contrary to local code) and in this year's exceptionally heavy snow, he had a load of snow slide off the roof and hit the deck. The entire deck collapsed, ripped off the siding where it was attached and then fell apart. His insurance will cover this but he has to make the new deck according to code i.e. not attached to the house. This is not likely to be a problem where you live. It's fascinating to see how much is the same and how much is different between your build and mine.

Finally! You are both sitting down on lawn chairs relaxing, enjoying your beautiful yard - I never thought I'd see the day. If I may, I have a concern regarding Elizabeth. Elizabeth and I are both about the same age. I have health issues affecting my ability to stand and walk. Even short distances are very hard for me. Because of my limitations I'm constantly looking for the next chair or handrails I can reach so I don't fall. I know at times, Elizabeth has a sudden loss of balance too, it's during those times she may fall without a rail to hold on to. Then there is always ice and snow making the deck slick and everyone needs to hold on. Coming home from the hospital in a weaken condition means you'll be looking for the handrails. Of course it's your home. I'm a retired registered nurse and it's hard for me to turn that switch off. During hospital discharge we always covered home safety and ways to keep the patient safe at home. Protecting our patients from falls was one of our highest priorities. No one wants to hear this, but some falls are so severe it changes the person's life forever. Anyway, your deck is lovely. If by chance railings do go up, I have visions of a cup holder attached to the rail for Elizabeth's ice tea - I could just see it by your left hand as you sat in your chair. Always wishing you the best.
@LiveSimpleLiveFree2 жыл бұрын
Elizabeth and I have talked about this. It's a mutual decision, not MY decision. If she thinks she needs a railing - at any time in the future - I can do that. But at this point, she says it's not needed.

I had a small deck built over my back porch which is cement. Its not attached to the house but screwed right into the cement. There's always a way to get around these goofy codes. Besides, much easier to tear it apart if necessary. Love what you did. You'll be out there on beautiful evenings sipping lemonade. God Bless!

Some old lady FYIs. As a senior myself a 3-4 inch maximum step rise with a handrail on one side would make the steps almost as easy as an ADA ramp! ADA recommends 6 inch rise per step and that was OK in my 60’s but in my mid 70’s now I find that 3-4 inch steps along with the required ADA handrail for more than 2 steps meets my needs in healthy as well as minor illness times.

@@LiveSimpleLiveFree it has kept under my decking dry and the foundation from getting too wet. Concrete is porous in nature. Overtime it cracks due to moisture buildup around the foundation.

You received sound advice from the building inspector. When we built our home, we put 5 tall Andersen casement windows side-by-side in the library. Turned out the expanse of glass was too large & required safety glass- an extremely expensive error. So our contractor nailed some 2x4s across the windows as a safety buffer. We received the final occupancy permit on a Thursday following inspection & by Saturday the boards were removed! 🤭 A technicality solved and resolved!
