Congrats to you and your lady Finn. I was where you are now 8 months ago. Long expensive, sometimes stressful journey. All worth it. Just exterior paint and tile to do now. You've already been told plenty of times in these comments and you're smart enough to know it is better to be on site project managing as much as possible. Ask about for recommendations regarding a good foreman/team. There is alot of cow boys stuck using old school techniques. I had few who did not even know what damp proof Membrane was.. 🥴. Think the biggest single expense I paid out (apart from buying the land) was for the roof and the trusses, just shy of 300k fitted. Make sure you have a nice thick concrete slab as a base. Looking for forward to watching this whole progress 🙌.

I suggest to plant avocado on the lower side of the land. Ask for a variety with no fiber. Also plant coconut, mango, Jackfruit, banana, lemon, calamansi & guyabano, aside from veggies. You can plant all kinds of fruits since the area is quite big. Harvesting fruits in your backyard is so enjoying.

Absolutely want to see all the costs and processes there. That is a great lot you have there, it is plenty big enough to start growing all your own veggies and fruits, etc! Better put up a fence before those cows start doing damage to your property. They will eat your garden clean in no time. I usually put up a chainlink fence to start and then later a brick wall on the part of the property around the improvements. Get your lot cleared and you can start planning how you will layout everything and get your plans drawn up. I don't know how soon you plan to start building but you could get a tractor in there and cut into the hill for your basement and cut the pads for the house and cemented areas. If they bring a tractor with tracks on it then it could clear the whole lot for you down to the dirt, except for the trees you want to keep and so on. You are probably going to plant a lot more trees of your own when you do the landscaping and gardens. Look forward to seeing you get it all built and start enjoying all of it. Wow! I am so happy for you guys, finally you found a land. Tunga-tunga meaning in the middle. That cemented stone like thing is called a mohon. A “Mohon” is a marker that determines the boundary of your land property. Through this, you will be guided as to where you are allowed to build on your property. ... You need to verify the the “mohon” or boundary of your land property before you build any structure on it. This is what you see in all the lands in the Philippines. You have a bad ass view Finn. I can't for this land to be developed with lots of trees. Congratulations to you both!

Start fencing your land with barbed wire, concrete hollow blocks can be alot costly ,at the moment, fence it to mark the bounderies by any means. Plant marker can be visually help you to know the "property lines"!!!

Finn is intelligent-smart, he can relate surveyor's work. I suggest to Sherlyn, to put sundang/ martelyo/ plier/ tie wires/ grass cutter/ digger/ etc inside Finn's car to be used and bring two or four laborers for ground works in every visit to the land. Every visit means it is for the land. Congratz development no. 1 achieved. Is "pakyaw" alright for you? if yes, then a week is too long for real clearing (uprooting grasses).

yeah land disputes in Philippines is more than just a headache. Last land dispute i heard was a police killing a mother and son with his pistol in front of his daughter (who didn't even flinch) just because of a piece of land.

Even if you use 250 sqm of your lot for the house, you would easily have big enough space for your swimming pool and big garden. Just for simple perspective , 200 sqm lot for your house could easily accomodate 4-bedroom house and 2 car garage specially if you build 2 storeys (build down in your case). At least 500 sqm you could allocate for your pool and garden or other future structure that you may want to build. Power on and keep going .. looking forward to your house building journey 😉👍

That instrument the surveyor is using is called a Transit. They need it to measure angles and distance between corners of your lot so they can place the corner markers at the exact position based on the technical description of your lot from the land title (TCT).

I used to work under the blazing hot sun with transit and levelling instrument for tower erection projects many years ago. No longer doin that. That fruit is like between Tomatoes and Passion fruit grows wild in the forest or anywhere where warm weathered in Asia. In Bicol we called it Kurombot. Kids love's picking it and eat it

You can dig a deeper hole to secure the property boundary post or hire somebody to do it for you. To clear the bushes you can rent a bush wackier and clear it yourself or hire somebody to do it for you.

10:35 It's called "Santo Papa" in Bisaya (literally "Holy Pope") because it looks like the the pope's hat. It's a relative of passionfruit and quite delicious when ripe. We used to eat that a lot as kids. P.S. Don't eat the skin! LOL. Pop it open and eat the seeds, just like how you would eat passionfruit.

@@cardinalwilson8034 Sometimes it's called otot-otot too. Because it does have a strong smell (hence its scientific name: _Passiflora foetida_ meaning "bad-smelling passion flower") But otot-otot in Bisaya more commonly refers to _Lantana camara._ The plant which has multicolor flowers.

I got a LOT of insight into the building standards of the Philippines and what to be aware of by watching the early videos of an American building in the Philippines at the blog My PI Dream. He built his house to American Standard and their were critical issues that were overlooked in his house that he corrected and we also noticed during our construction.

The utot-utot (fart-fart) fruits are actually Wild Passionfruit. Also, when harvesting organic mangoes, you need to get it while still green (mature fruits). If you get it yellow, the fruits usually have little fruit worms inside even if there are no poked holes. Still edible tho, just not ideal. :)

Finn, don't forget to ask the surveyor to give you a topographic map of your lot. It's important because you'll need it to complete your building plan.

Boundary survey is different from topographic survey. Unless they agree on it at the start of the agreement that topographic map is included, then it is not part of the deliverables

That fruit we call it Candy candy. We always get them in the bushes. There are health benefits with that fruit Finn. By the way Finn you can plant a dwarft coconut tree on the side of your land instead of mahogany tree that I had mentioned on your other video, it will bear fruit in 3 to 5 years.

Please be sure that the land you're purchasing has a title and debt free from bank loan of any sort , to avoid complicated problem in the future. Please ask for the title or owner declaration before giving some amount to anyone as payment .

that cylindrical cement put in as a territorial markings on your land is called MOHON. it serves as the official marks of your total land territory once it is dug in and put the mohon in it.

I see a couple of lava bombs on your property and judging from the drone shots it seems that your land is on top of a volcanic basaltic ridge. And I would say that the volcano behind your property is definitely still active judging from the steam vents and hot springs in the area. Anyway good luck with your venture.

Hey Fin! It is a very good investment to buy a piece of land in the Philippines Let me educate you regarding trees outside and inside your property line. By Philippine Law, any tree outside your property line, of course, is not yours. Branches that go into your property line is still not yours. That includes the fruits. You cannot just pick them, you may be picking a quarrel with your neighbor. Wait until the fruits fall onto your property and they become yours! If you're going to plant trees, plant them 2meters away from your property line. If bushes or ornamental plants, half a meter. Enjoy your land! Welcome to the Philippines!
