We bought a house in Dumaguete and I have gone through and fixed a lot of things plus made some improvements. I am involved in Real Estate both in the USA and in the Philippines. This was the first house I bought in Valencia and I also bought a lot of land that now for sale. Check out what a house is like in the Philippines!
This house is not for sale BUT if you are interested in any house in the Dumaguete area, I can run the numbers for you. We created an app that will give you the cost per Square meter for the land, the house, etc., and also convert everything to USA measurements, including how big the lot is in acres. Of course, we can schedule showings and do inspections.

Yes, rainwater can be collected but I think the big problem is that you would get too much. I could see a very big tank filling up in less than a week.

Would suggest to make a sink outside where the gas tank was place under so as to protect it from rust esp. during rainy days and for safety purpose as well. Was born there and longing to stay there when I retire and moved out of Manila.

Congratulations! A few suggestions, if you don't mind? 1) buy a bigger filter! 2) if the filters continue clogging quickly, then consider not filtering every drop you use! I would only filter the washer water, and kitchen water. An additional, charcoal, filter for the cooking drinking( test it 2-3x per year!)water behind the sediment filter can work wonders. Our home on mindanao has a r/o filter dedicated to the drinking/cooking water as well! Enjoy your house!

Thanks for tips. As I mentioned, the filter was getting dirty because the water pipe had not been used in 8 years. I changed the filter twice in the first 3 weeks and now the filter is clean after a week. So it was just the junk in the line getting pushed out and now it is fine.

@@probabilityfilms1911 As long as you're happy with the frequency of filter changes! I had quite a bit of sediment that was constantly clogging filters at my house in the States, so I filtered only the washing machine, and the sinks, rather than buying filters for garden water and such. Our house in mindanao has a separate filter for the cooking and drinking water

Sir, you can get a dryer in the Philippines. I have a home in Gensan and looked at quite a few before I bought the LG dryer I have. Look at City hardware and Wilcon.

there is a washer and dryer combo machine in the Phils ,but mainly designed for Condo units

New subscriber and interested in purchasing property/land. Currently dividing time between Dumaguete and Dipolog City. I noticed that you have so many electrical appliances including water heater and air cons. I'm paying about 15k per month and only run one/ two inverter units. My average bill is over 20K! Electricity here in the Philippines is too expensive. I'm currently looking at solar when I have my own plan to build on.

The problem is getting the WiFi to reach out there. Because the home's wall are made of concrete the WiFi does not go every far. I am playing around with a mesh wifi but it does not seem to reach the gate reliably.

@@probabilityfilms1911 why bother with a ring camera? it seems like from the video that you could easily run wires buried in the ground with pvc pipes to the main gate to setup a security cam in a pole.

And why do they not have factories like we do that would create real jobs for them I dont understand looks like they have land to build a factory or 2 if there are any factory plants I've yet to see any videos of them on KZbin.

Hi Priscilla. My house is not a good example because I was able to get it at a low price. For example, it was listed for P13M but we were able to buy it for only P10M. And that is what the land is worth so the house was FREE!! I cannot remember the exact figure but I think the house is 250 Square Meters and the lot is 1100 Square Meters.

I asked about tomatoes because I like to cook but I was told the tomatoes grow for 3 months and then they die. And the tomatoes here are very small - like Roma.

We were able to get it at a good price. The seller was asking P13M but we were able to get it for P10M.

Just wanna ask how much is your electricity and water bill every month with all the ac and water heating system?

Good Question! But it is hard to answer. It depends on where you live. I live in Valencia and both the water and the electric is cheap. In Dumaguete the water might be P400 per month but in Valencia it is P40 per month - that is less than $1 USD per month. Electric is also cheap although not as cheap as water. The electric water heater costs about P2000 every month and the Aircon (that's what they call it here) is about the same if you use the Aircon a lot. I really only use the Aircon in the master bedroom and that only adds around P500. So in USD it is around $46 per month for all the electric. I did put a timer on the Hot Water Heater so it does not run all night and think that will bring my total electric ball down to around $30 per month.

@@erikaferolino5241 For now, I am just extending. I think you can extend for up to 3 years. Every year you might need to take a trip out and then back in. I am going to apply for the SRRV but I need to stay in PH for a continuous 6 months first, which I have not done yet. I keep going back to the USA. Ha.

The normal price was P13M but it would be worth more like P15M these days because the cost of everything is going up.

The lot is 1100 SQ meters and the house is 160 sqm. But we have several out-buildings so the house sqm is misleading.

Can you explain why in earth they can't get UT together over there on get on board with a electric system set up like we have in America surely they have studied the American way of eliminating 90 percent of losing power all the damn time. What is the problem over there?

For added security I would have my Filipino wife get a fire arms licence. I would get a couple of hand guns and a Mossberg 590 with heat shield red dot torch probably never have to use it but it's not that safe for expats in duma lot have been murdered last ,5 years

You’re lucky , you feel safe where you’re at . Been in Ilocos all the way to Pagudpod and in Vigan and Laoag just cops chasing teen age kids . Must be petty stuffs . Yup ! Heard of good thing about Ilocos but I’d rather be in Mindanao

Is Dumaguete a safe place to live? Your house looks like a warlord’s fortress in Africa with the iron gates and razor wire on wall. Nice video though.

Very very safe!! I think there are several reason why the houses here are like a compound. First, like the USA or Canada, people like to have fences around their property although mostly in the back yard. Fences cannot be used in the Philippines because they would rot out in a year or less. So the "fences" are made out of hollow block which is cement. And in the Philippines, they call them fences, not walls. So the first reason is that it is just a long lasting fence. Second, and this is the most important to me, is that there are many wild/stray dogs in the Philippines. For many reasons, I do not want the wild dogs on my property and the fence is a great way to keep them out. Third is that it is a status symbol. I guess the fence is left over from a hundred years ago when the Spanish were here and they had fences around their property so the rich natives started doing it too. So now days, the fancy neighborhoods have fences (walls) around their property.

@@probabilityfilms1911 Really safe? It seems some Danish nationals were recently involved in a local's murder which resulted in their murder. Last month foreign nationals went to the home of a retired US marine and attempted to do him harm in his own home. This is a lot of crime. Dumaguete used to be a really quite place but not so much now.

Iv'e lived in Dumaguete for several years and never had a problem with crime. IMHO the key is to take reasonable precautions with everything, leave your gate locked at all times and have your home well illuminated at night. Also best to stay under the radar and live a simple life. For me it's been a wonderful retirement location and I'm so blessed to be here.

@@raultiangson6977 in Dumaguete they have a few stores that have foreigner food. I bought M&Ms, Reese's peanut butter cups, all kinds of stuff. I think I can get almost any food I wish. The things I miss are things that would be at a hardware store. Thank goodness for Amazon!!! I can order the stuff I need to fix and improve my house.
