This is a property I bought at the end of 2021 for $275,000. It was a good deal and had been rented since I owned it. I had tried to sell it because it wasn't my favorite rental and I have others I want to focus on but the tenant in this unit kept causing problems. Her lease was up so we asked her to leave and eventually she did.

As a fellow landlord I have to say if one the flats we rent out was in that condition I'd be utterly embarrassed. That's horrible,granted you've had a tenant in there but the tenant is NOT responsible for the overall poor condition,that's years of neglect. Just because we have these properties as an investment,with no intention of ever inhabiting them,that doesn't mean we cut corners or get dodgy Joe in to make repairs - we still need to keep the places in good order. I see you've got a washer/dryer combo in there but it would be more pertinent to fix the light switches etc that look like an electrocution waiting to happen. You're asking way too much for rent - somehow we've managed to retain our great tenants and we've not increased the rent regardless of this being a rental climate that just ripe to reap huge profits for us landlords - I'd rather keep my integrity, honesty and sincerity than make money off other people's misery and hardship.

Mark would rather absorb the profits to buy more stuff to feed his addiction. He's got some serious hoarding issues but like every other addict on the planet, he's got excuses and justifications as to why he thinks he needs to be doing this.

I found it amazing there were people willing to look at it to rent. It's a shit box and no amount of paint is going to disguise that.

@@DL-ep5uk if I was younger I would if that was what I wanted. Cheap and private. Any house like this is basically 1200 a month here. . We bought it like this and she had stuff everywhere from what my guys said. We put in a new furnace and made some other repairs that she asked for.

It's been rented the entire time I had it and the tenant had it full of stuff before..we replaced the furnace already but can't remodel when someone is living there.

@@KatScratch1 Because as you can see there is a lot of stuff on and around the main house and the front yard is used for many vehicles. When the tenant was in this house she had about 4 or 5 vehicles as well and we never went in the backyard behind the house. There is also no sprinkler system so considering she didn't care about a yard when we bought it why do you think she cared after we bought it? She also had a dog he easily could have torn up any new sod or seeding and if she didn't want it what is the point? The paint isn't bad at all except the trim.

@@investfourmore I have had up to 34 show and field dogs on my properties over the last 45 years and never had a yard look like that! We also have had at least five vehicles. Including a 1976 Jeep with a snow plow attached. What do cars have to do with any of this?

That's an absolute tear-down in California! It looks like some of the dumps I lived in in the '60s! But back then I paid $200/m. for a 1 bedroom! And at least in CA we had grass & trees & flowers all year round. I planted a little vegetable garden in almost every place I lived! I guess I didn't realize that CO is so expensive. But now I know!

Mark makes up the prices. He calls it "market price". It's actually "Mark-It Price". It's the price Mark thinks properties are worth so he can under pay sellers and contractors so he can Mark-It up to buy more crap he doesn't need.

@@investfourmore well from the sounds of it, you extract the most you possibly can from whomever you can. That usually means an initial undervalued estimate to purchase on the cheap and then overvalued estimate to whatever you feel is the mark-it-price.

I can definitely see the potential in this property, especially with the fenced in backyard, storage shed and parking. HOWEVER, the inside is absolutely depressing and needs some serious upgrades in the kitchen, bathroom and flooring. Just because you CAN get $900/month out of it doesn't mean you SHOULD. But then, price gouging is what it's all about these days because "it's so much cheaper than" (name the place).

I think it is atrocious to make people pay their hard earned money for complete DUMPS so some slum lord can line his pocket. There should be STANDARDS...and this is far below what is reasonable. They don't LIVE in the parking lot, or outside, so saying it has stuff that isn't living space is NOT acceptable.

The place does need a good update with a new kitchen to floors and the bathroom a better layout. Nice to see a bigger shower. Looks like both places can use an outside paint job to give it a fresher look for the neighborhood.

It is never fun to have a problem tenant. My father rented numerous 4-plex flats in Detroit for years when I was a kid. One tenant put in one of the 3ft deep above ground swimming pools and my dad took it out due to the liability. Tenant called my mother at home to complain that if my dad cared about his kids he would have left it alone. My mother being sympathetic told him if he cared about his kids, he wouldn't live there ... 😅🤣😂

Sounds like the Tenant was having a nervous breakdown. My aunt went through the same. She said people were drugging her and talking through the walls and a little while later she was admitted to a mental hospital. She had a nervous breakdown. That was about 30 yrs ago. And she's still on medication to this day. Other than that she was the sweetest lady.

I was paying $375 per for my substandard 1050 sq ft house but the landlord was a good one. Have had the garage door/opener replaced. New HVAC and water heater replaced and now recently reroofed. I've now bought it for $45000, cash. Warts and all. And I know em all. Feel blessed.

Needs a lot of work, but definitely has the potential to be a decent one-bedroom home. The fenced in yard, shed, and parking space are added bonuses.

Nice property!!!!! Cute small house!!!!!! Really needs some TLC. First paint house white & also paint outside window trims brown along with door trim ( brown ). Remove the outside light and place it above the door for better lighting. Paint hand rail ( brown ) also paint the fence brown. I personally think that you will get any amount rent you're asking for. It's private and has a huge back yard ( all fenced in ). Anyone with dogs would pay big bucks to have this!!!!!!!!! The inside needs some work. Don't go really cheap on repairs!!!! New wood floors thru out. White wooden blinds. Do a soft cream color for your walls. New cabinets. It will sell fast!!!!!! Good luck Mark!!!

I started thinking about that little (yucky, not so nice, eeew nasty) place some more and putting aside the odd location (cause that would be a deal breaker for me) I think with a small investment it could be a cute little place (for one person). New Floor, paint (inside and out), new kitchen, super scrubbing and instead of moving the shower, as a rental I’d spend the money putting in a nice new shower with glass doors and leave it where it is. It’s not like it’s that much closer to the bathroom if you did the work of taking the wall down etc.

It would be nice if there were a few more windows to bring in more natural light in the living room. It gives off dungeon vibes. That’s just me though. Congrats for no longer having to deal with that tenant. Hope the next tenant(s) are more sane😁

To those calling him a slumlord, she was a tenant when he bought it and doesn’t sound like the type that was gonna have it renovated while she was there or even be moved somewhere else temporarily. Most places I’ve seen him redo are nicer then I would for a rental…given how they seem to have to do so much to them after people move out.

I've had some crazies in my time. One made so many complaints in the first month I sent notice of termination the 2nd. For comparison, the prior tenant had 2 calls for service in 3 years, and the subsequent tenant had 3 calls in 8 years.

Defnetly alot of potential. Bit of cosmetic work and it would be 10 times better. I would probably change that door in the bathroom to a window in addition to moving the shower. A cold drafty door in a room where your typically taking showers doens't seem pleasent. Let alone the most private room in a home connected to the outside.

Right now its a step up from a shanty in Mexico. Doesn't make a person feel like they have much self worth! Yard is the nicest part. Maybe get a tent with a heat stove pitch it in the back cuz that would be nicer!. Honestly needs major Reno to charge $900, and then it's a stretch. One of our biggest problems today is how we treat each other. This place for $ 900 would make me feel like I had no self worth. Big enough for 1 person with a cat. Avg Greeley wages for a month for 1 person , $1800 at best so $900 to live on gas/electric/insurance/fuel you might have $500 left over for groceries and whatever other bills. No chance to get ahead No chance to go anywhere in life. Dismal. Quite frankly I'm surprised you own this. I watch your channel religiously and this place sucks.

Greeley really doesn't have better jobs avg pay is $14 and that's good min wage is 12ish. Rent prices are such a issue in CO that the gov is passing laws to address such issues. People are moving out of CO in groves, its known as the great exodus. Great place to live but just too expensive. Just as costly as CA, without all the perks. And before you say go back to CA ima CO native.

OMG it's rough and ready. $900 a month is cheap though compared to my city Melbourne, Australia. A studio apartment is about $285 a week but brand new. My apartment is in a complex on the beach with a large pool, 2 bedroom, balcony, fully renovated for $320 a fortnight

It's a nice little house. Just needs some remodeling. But I wouldn't like people going through the bathroom to get to the yard. I couldn't tell exactly how the layout was. But depending on the cost of having to change plumbing. I think that room should be the utility room. Do the appliances come with it if you choose to rent it out again. I think the sink cabinet would be better where the window is remove the light fixture down and put a full set of upper cabinets against that wall and put an exhaust fan above the stove.

I think you should bulldoze the whole thing and put a shipping container tiny house on it. It would look way better and the payments would only be 500 a month and you can rent for 1000 per month easily.👍🏽

Unfortunately we’re heading there again. High rents, poor maintenance. The tenants didn’t appear to leave anything in a bad way. They just moved on. It’s not fun being a landlord or a tenant. However without mutual respect for living makes it hell on earth. Lest we forget. Do your history.

I'd knock the middle wall down if not load bearing, remodel the bathroom and kitchen for better layout. Relocate the outside door for the fenced yard. Put a slant roof on it so it manages to not collect water while it rains... and market it as a deluxe studio for 950 to 1k a mo

The fact you were renting that out in that horrible condition is embarrassing. That tenant was paying way too much for that place. It has a lot of potential but that place is in shambles. It needs to be completely gutted and that door from the bathroom needs to be either removed or the bathroom should be moved. Just creepy.

Reconfigure the bathroom as he mentioned. Knock out the wall between the front wall and bedroom making it one big room if that wall isn't load bearing. Update the kitchen with an extended dining bar (for bar stool seating). Get rid of that ugly kitchen yellow paint throughout. Use ideas from Pintrest for color schemes. Add another picket(?)fence to define the front yard from the other area...Then you might get that 900..otherwise this as it is is slum standard.

Your acquisition videos DEPRESS me. I pay over $1,000/mo for 1-bedroom that has no insulation. I resent, with every bone in my body, not being able to buy a small house while I pay monthly, more than 2× the cost of a prior mortgage. I AM X-ING ALL INVESTMENT KZbinRS.

Why isn't there a window on the side of the entry room/living room? I kind of like having the shower in a separate room. Do you really need to look at a toilet when you are in the shower?

I thought it was abandoned and no one lived there for years. Rough looking, needs some serious updates. As of what I see right now, I wouldn't let a human live there. Just gross looking.

Wow that lady was indeed very paranoid about silly stuff. I had rented from a guy as I lived there for 12 yrs never any issues even help the landlord with updates and such I hear about some renters can be a hand full.
