I have been waiting for this day for a long time! These squatters moved in after the real tenants moved out with no lease and never paid a dime. The eviction judge gave them extra time but we finally were able to schedule the eviction for today.

I HAVE ALWAYS PAID MY OWN WAY...FROM WORKING AND GOING TO COLLEGE PAYING EVERY CENT ON THE WAY. Most states when the sheriff comes. To eviction if they don't open the door they bursts in and start taking it all out they tell the people you now are on private grounds you are trespassing .they just keep taking the stuff out .this state works backwards.

Shelter is one of the basic necessities of life. That is why judges allow people to stay.....you are trying to equate shelter with everything else......you have to look at shelter differently than other things.

@@TheBierman19 Yes but those other necessities of human life are all renewable resources (food, water, clothing, heat, electricity) but real estate is the only resource nobody is making any more of, which makes it a non-renewable resource.

My stepdad had this problem. He just started to dismantle the house around them. They changed the locks on him so he removed all the windows and garage door one weekend in the dead of winter, then cut the doors out the following weekend with a large wheel cutter. They voluntarily were gone by the third week. He put everything back in a weekend.

In most jurisdictions, you would be in big legal trouble if you resorted to methods like that. The laws are mostly on tenants' side. Just failing to promptly repair a plumbing, heating or electrical problem can get a landlord in trouble.

I can almost bet that if this was the judge’s rental home, he would not have been OK giving them more time and letting them live there for free like that. Judges like that do not deserve to sit on the bench.

Absolutely wild story. It makes you feel like a person could just walk in to your home and say, "I'm not leaving," and a judge could be like, "That's fine. You live there, now."

I have a friend that had someone squat in one of his rental houses. The squatter was a gal, and a real bar fly. My friend tried to get her evicted but started to get the run around. He started following her every night from the bar. He kept his distance so she couldn't ID him, but close enough she knew she was being followed. After a week, he followed her home, waiting about thirty minutes and throw a rock through a window. She was gone the next day. He said, "replacing one window was way cheaper and faster than going through the legal system."

This is so insane 🤯 Our neighbor down the road owns an old farmhouse on a large acreage. A local guy was going through a rough time so our sweet neighbor offered this farm house to him for just $100 a month until he could get back on his feet. Guy stayed there for over a year, never paid a dime in rent, and after he finally had to legally evict. They came back one night and shattered every single window on the house as “payback” And no one was ever held accountable. People are ungrateful AF

How anyone can have rights with no lease, no permission to even be there is beyond me. These same people complain about how much rents are even though they don't pay and cost the owner $thousands in damage and court costs for an eviction. These people had time to get their stuff out. Once the Sheriff arrives to remove you, anything left in the apartment should be forfeited.

The laws in this country (or each state) are absolutely absurd. I can promise you if a squatter was in the judges house they’d be out before they got their fitted sheets on the bed. The idea that a person that had no business in the place to begin with is not immediately evicted because they have “no place to go” blows my mind. The fact that the squatter is still in there when the police come is about as arrogant as they come. I don’t know how you keep your cool so well…I commend you for that.

In my county, a squatter is promptly arrested and charged with breaking and entering and theft if anything was consumed or removed. Guess what, it rarely happens now. Imagine that.

@@investfourmore According to the video the judges are ignoring the laws and letting squatters stay longer sometimes reinforcing their defenses and shooting at the cops. Hiring a lawyer to go up against a soft judge is expensive plus lost rent and cleanup expenses leads to higher rents. Good tenants and good cops suffer too in the end when squatters are spoiled. Mark wear a vest please.

I work with a bunch of judges often. One of the full time judges a dopey woke liberal lawyer, had his moped stolen a few years back. Since then he's all for flogging and hanging. In my view every member of the judiciary needs to have been the victim of at least one minor crime before being appointed.

I had friends who had a nightmare with squatters, they kept getting extensions on top of extensions. So I went down with 4 other guys, we knocked on the door ( after the door came off the hinges and landed on the floor it was knocked on ) I announced don’t be nervous no one is tossing you out we are your new roommates. Two hours and 8 minutes after the door hit the floor they were gone.

My friend had squatters move in so he and his 4 biker friends gained access and moved in, they sat on their lounge, ate their food and slept in their beds, It took 24 hours and the house was vacant again. His angel biker friends said ‘how ever long it takes’. Gotta love Australia.

Whole bunch of them now... several million at least. 15-30% of the country is voting for tbis stuff. Most of them are not effected by it either. When they are, they blame "the other guy" and move where people think logically, then keep pushing for the same things that wrecked their last place. It makes no sense? How can they not see it? Smh.

My dad is going through the same thing, but he won't do anything about it. He and my siblings thinks that they are okay even paying rent that they should. It started with a mother and two kids and went up to 15 people to now down to 10. I had to move out because my dad and siblings sided with them than they own flesh and blood.

Back in 2009 my Father took care of a Squatters situation on own of his Properties. It was a Cat front end Loader and 6 Dump Trucks. When the Squatters came back later. They found an Empty lot. All smoothed over, and a Lot For Sale sign. They tried calling the police on my Dad. But he was only Cited $45.00 for not having A Demolition Permit.

I think giving the guy a hearing is legally required because of due process. If what I'm hearing is correct, he showed up to a court hearing that wasn't in his name? It would mean the courts had to schedule a hearing with his name formally on it, otherwise he could've argued his due process was violated, and dragged it out even further. All courts are required to follow due process because of the constitution.

That is unfair to the tenant that moved out and particularly unfair to the landlord who lost out on rental income and has to clean it up. Judges are too soft on crime these days. It's ridiculous!

I have seen so many judges "legislate from the bench" where they just make decisions that go counter to the laws. I wish that there was something like judicial malpractice where they could be removed from the bench.

We had squatters in our camper. We hitched it up and took it 17 miles out of town. They asked us how they could get back to town, as we were putting new locks on the door to replace the damaged one. We told them we hadn't a clue, start walking, as our farmer friend stood there with his shotgun saying they weren't staying there.

As messed up as your situation was, and I sympathize with you for that, to be honest you are lucky your farmer friend didn't catch a brandishing/aggravated assault charge and lose his ability to own a firearm for the rest of his life. This easily satisfied all the prerequisites to land him a charge. Just because someone else is breaking the law, doesn't mean you or your friend gets to break the law in return. Lucky lucky.

@Chris Clifton I don't get what point you are trying to make. Are you saying brandishing a firearm against a non-lethal threat purely for intimidation is legal or something? Or are you trying to say that you would beat a non-aggressive person with lead pipes, and that would be legal? I get being angry, its another to be insanely stupid while angry, especially against people who don't care about you or your property and would look for any reason to make your life hell for inconveniencing them.

@@thenerdnetwork I really think that I could lay down in my bed at bedtime and go to sleep with a clean conscious .....if I ever came home and someone had broken into and moved into my house and I had to get rid of them. You know what I mean. Intimidation would not be any part of it. It would be flat out getting rid of them, and feeding the hogs. Because that's what they would deserve(99% of them anyways)

I'm not TRYING to victim blame, maybe this guy is legit. who knows. I know why I WOULD squat. because i can't find a place to live for less than my dick without finding a hole in the garage wall, much like this place. 12:55 Also, if you had 20 units to rent, would you feel great about leaving 15 open over the winter? would you ever connect the dots between house prices and homeless deaths? Would you be the righteous person, all caring? or would you be a real estate "professional" who thinks one of the four things humans need should be locked away behind unattainable amounts of money?

I had a similar issue once. It's ridiculous how this system wants you to pay your taxes on time and in full but when you have a rental and your tenant just abandons their lease and hands keys off to someone else, it becomes your problem to get rid of trespassers that have no rights or standing in a court of law.

I have a friend who runs a roofing business, he called me one day to ask about an eviction process. So he showed me where the place was and we dumped debris in the yard and stuffed their trash cans. The neighbors called the city about an illegal construction site without a permit. Mffers we're gone🤣🤣🤣 Thank you Mr. Hayes city official

@@JavierRodriguez-iy6gj Insurance on a rental is extremely expensive. Putting in a $100,000 damage claim may make the landlord uninsurable. If a landlord cannot get insurance, they cannot rent out the property.

Had this happen to me. Short story...gave notice to squatters that such date a contractor would be there to take every window and door out. Once contractors did that...oops window and doors were on back order. The price of contractors was cheaper than rent I'd be losing because of squatters. It was 17 degrees. They were gone next day.

But after doing the removal of everything they usually leave

A very good idea you came up with. As far as I'm concerned, the tenant becomes a squatter when they stop paying rent. I rent my homes on a month-to-month basis only. The rental contract they sign says if the stove, refrigerator or a/c window units break, they will not be replaced, so take care of them. The utilities are in my name and the tenant pays me for utilities plus an extra 10% above the cost of the utilities. If I have to go to court to remove them, I will request a writ for their property, with exceptions, clothing, any property they claim is for business purposes they can take out of the house, the rest stays in the house to cover my costs and lost rent. Lucky for me, Texas is a Red State, so far.

My neighbor across the street had the "Renters" not pay rent ($1600/month) for 22 months during Covid and when he finally got them out, it cost another $20,000 to bring the place back to rentable condition. Now 1 year later, new squatters are living there and have trashed the place again. Always, always, always qualify your renters prior to signing a lease.

Have a family member did that he moved into a nice house right when covid hit Washington State with them funeral homes then covid zone in NY City then he said he knew this was going to be bad and stop paying after 2 months He just got kicked out wanted to come live with us told my wife HECK NO she said they willl be on the street.. I told her you will be divorced if they move in...another family member took them in and you guessed it they done the same thing to her now she cannot get rid of them

Democratic majority states are trying to make it harder to qualify renters. I think NYC passed something about not being able to list evictions on criminal records. Personally, if crap like that happened in my state, I'd think pay a few bucks for a deep dive social media search. Most are going to post their "hard luck" stories. One bad renter can destroy years of profits.

That you have to go to court to remove someone who has no right to be on your property is just incredible. You are a businessman, not a social service agency. I’ve seen squatters do this everywhere because the laws favor tenants who are irresponsible or even downright crooked.

This also happens out in the streets, I was on a construction site and the job supervisor told me that they were months behind because of the squatters living under the bridge, had to get court ordered to be removed...unbelievable.

It really does feel great to finally be able to file that warrant of removal or get the judgment of eviction. During the moratorium we were so blessed. Out of 30 properties we only had one family to not pay rent. We were able to evict them during the moratorium because I was able to prove damages and they didn’t pay one copper penny towards the rent. They got me for about three months but I got them out.

I had to go through this same process one time on a duplex I had just bought. Once I took ownership, these people never paid. Had a hard time getting them out, took months and several court trips and official eviction notices. Finally the day came when the police went to get them out, the police officers didn't want to do it, although they did. One officer was nervous, told me he "never had to do this before". Was a guy probably around 50, and his niece, she was probably 25. Got them out, but they knew cops were coming, so they trashed the place. Threw eggs on the walls and ceilings. Used markers on the walls, ton of trash. Disgusting people. It's always amazing to me how many people are so scummy

We were switching units in a multi-unit complex. We needed 3 bedrooms as we were bringing in another roommate. I didn't see the unit but my roommates said the previous tenants took a crap (or more likely several craps) in the tub until it was plugged up. As we are moving in I notice someone ahs used my window as an ashtray. I called maintenance and explained with my allergies, I could nto have that and I was not satisfies with that. So he came and cleaned it out.

I rented a $400,000 house one time to a lawyer and his wife. They were constantly late on rent, one excuse after another. When they *finally* left, they left a mess - worse than this. When I kept their security deposit, of course the lawyer sued me. Moral of the story: doesn't matter the value of the place, you will find horrible renters. And, never rent to a lawyer. Edit: settled pre-trial at 50% of the deposit. Cheaper than litigating.

I have worked for attorneys as a secretary. So very many of them are great at paying their bills and are decent. There are still some trashy attorneys that have no morals. I did work for one that would get sanctioned every so often. His work was good, but he was sketchy also. What a waste that was. I was glad to leave him.

@Necrosexual I think homelessness is an issue, but I'm not sure I understand your dichotomy. Landlords are people with money, and interest, in properties. They're people who maintain the properties, and own property, making it more available for people who otherwise couldn't afford anywhere to stay. Buying a house is a lot more expensive than simply the mortgage cost. They're not sitting on 10 empty houses. That's a financial loss, and makes no sense. By contrast, a squatter, or homeless, have zero money. They aren't going to buy a house simply because it's vacant. They either can't afford it, or don't want to. There are some people who truly would rather squat, and steal, than pay for anything. There are also others who are mentally ill and not capable of caring for their own financial needs. None of these people would suddenly be able to own/maintain a property without someone caring for them. So...who's going to foot that bill? If the properties aren't maintained, the people in them would be in danger. I don't think it should be the burden of a single land-owner. Certainly I think we, as a society, could do more. I do not think small-business landholders are the issue....I do have a more nuanced opinion about massive companies buying up properties to rent, though.

If the tenant upstairs is coming down to shake your hand, I can only imagine how bad the squatters were. There seems to be a correlation between people with trashy apts and their lack of integrity. If they don’t care about how the apt looks, I wouldn’t expect them to be considerate of others living on the property. Yikes! Glad they finally got the boot!

Here in SW Ohio I’ve been a tenant since 2016, and the rent back then was 450$/one br. Fast forward a few years, the landlord passed and they sold the bldgs. Well here it is 2024, and I’m still grateful to be paying 450/mo while new tenants are paying 800$. The new landlord said that he wished all the tenants were like me bc I mind my own business and pay rent priority the first day of the month. There are still good tenants out here. Just do your due diligence.

In the 50s My parents moved from Westminster Co to Burbank Ca after my Father Graduated from the Law School there. They listed their house with an agent and the agent kept telling them that no one was interested in buying their home and the market was down. That went on for a while until they got a Christmas card from their old neighbor who told them their house was in great shape and the new tenant is very quiet . That is when they called the agent and asked for an answer . My Father told the agent" get the tenant out or loose your real estate license at the least " He told her he would call the Sheriff because it turned out the tenant was a family member who was allowed to squat with permission of the agent while my parents were paying two mortgages and having no money for anything else (beans and rice diet) So there is a post here about never renting to a Lawyer ,I can say it can go bad for anyone. Another Agent sold the house instantly as there was no issues in the market place. That was about 65 years ago. The things that people do to each other have not changed much in the Denver area.

I'll never understand the logic in giving squatters rights. My brother had to deal with this about 10 years ago. Took him months to get them out. It's a horrible feeling when a cop tells you that you can't kick squatters out of YOUR house!!

Dad was a landlord in CA where renters rule. It took 6 mo and thousands of $ on legal fees and lost rent as well as fixing up the trashed units so my dad would pay them to move out. He said you had to take your ego completely out of it and suck it up to pay people who owed HIM money to get them out. There seemed to be a magic number for each set of tenants. Some would move for as little as $600, but others had to be paid $ 3,000. Even then it was cheaper than the eviction process. They got bonuses for not wrecking the place. I asked him how he dealt with them without betraying the intense contempt he must have felt, and he said 2 things helped: He had heart disease so he didn't want to aggravate himself over it and potentially cause himself problems. The second thing was not to take or treat it personally. It was just business and negotiating requires a neutral affect so the squatters would be amenable and not think they were being looked down on. My dad was a very intelligent man.

I’m shocked that nobody thinks to enter their rental property (their home) and just claim the tresspassers broke in and that they’re the victim of a home invasion. If anybody broke into my home in the middle of the night, they’d leave with holes in their chests and the police at their backs. I’m just surprised at how meek these homeowners are.

In Spain, the tenants did not pay rent on my mother/grandmother’s apartment. We were in the US. The only way to get them out was to either sell or family to move in. I had considered transferring with my job to Madrid to save our lil apartment. But, we ended up selling it. They were there for years. We just couldn’t get over to deal either it. When we finally went and saw them at the apartment, she greeted my mom with a kiss and acted happy to see her. I was like Wth ?

When it came time to move I made sure every room was sparkling clean and ready for the next renter. We always got our full deposit back and a huge thank you from our landlords. I could never ever live in filth.

To increase headroom, they also planned to remove the overhead beam that supported the cross beams for the main floor! They would have collapsed the living room and the kitchen into the basement! Due to that tenant, I had to go with a no repairs or painting without permission clause. SMH

One absolute horror story I heard from a Realtor, was that this woman bought this brand new home. Paid around $400,000 was ready to move in when they discovered squatters. Which took 3 months to evict, and they caused around $10,000 in damages.

In our county, if you get taken to court for not paying rent, or any other evictable reason, the judge will put you out. They may give you 3 or 7 days notice, but then you are gone. The law will come and remove you without belongings. The owner can do as they please with anything you did not get out.

I work with families in need and know for a fact that if you link up with a local charity that helps families, they’ll have a family who will pick up all of that furniture who needs it. This is unreal. I am a landlord and am very blessed to have inherited good tenants. (I inherited a four unit building from my Dad) Praying they stay a long time because I never hope to deal with this kind of insanity. I cannot believe this is going on. These judges need to be removed from power. It is sad they have nowhere to go, but how can a landlord be expected to pay their debts on the property without being compensated somehow?!! Ridiculousness of this day and age is mind blowing!

Yep. Judges are a part of what's wrong with the system. The other is tunnel vision voters give them authority over our lives in which many only barely academically qualify. Even Federal judges have been appointed who have never had a case before a judge. Great video thanks - I know a guy who bought an apartment to rent to help him when he would retirement - long story short the guy he "rented" to never paid and when he went to confront him in the parking lot he yelled and cursed - the "tenant" thereby managed to get a restraining order against the landlord - after 3 years of court hearings the guy finally was evicted (in France you cannot be evicted during cold months so kept getting postponed also through very well timed appeals) - when the guy left he defecated on the beautiful wood parquet floors - vile ...This story is why I have never done this kind of investment

My husband unexpectedly passed away on March 17, 2020 from Sepsis which led to multi organ failure within one day. This happened just after we broke ground on building our dream home. Since we decided to rent a house until our house was finished, we only signed a lease for 1yr. The house was only available for 1 yr. Since our new house was unable to be continued cause I couldn't afford it without his income, I knew I still had to move out of the house we were renting soon. Due to covid and the fact that many people were not paying their rent and landlords were not able to evict, I couldn't find a place to move to anywhere within 1 hour of my current location that Iv lived in for over 26 yrs. I spoke to several landlords that I know and they all said throughout time that they had gone 6-8 months not receiving any rents payments and there was nothing they could do to evict people. Why did people think they could not pay rent? Especially when most of them were still working? It's a shame. That left me in a dire situation. Here I was paying my rent and busting my butt just to try to make ends meet and sacrificing so much just to do so on just my income. Not forgetting the fact that I was mentally and physically going through hell due to loosing my husband and becoming a widow in my early 40s. The law doesn't always protect the innocent or law abiding citizens. So worng! We also treated the house we were renting as ours, since it was our home, no excuses for a mess or destruction.

Covid really softened the legal system. Judges seem to forget that landlords have bills and need to eat also. I am glad you got them out. A timeline from start to finish would be nice and total cost to you.

I'm a single/widowed woman and have rented most of my life. I would never live like these people! I have OCD about tidy, organized and clean. I live in every rental as if I own it. Inside and out. I wipe out caninets, clean/sanitize the bathrooms, wipe out fridge and oven, but I clean them monthly anyway. I also fill holes in when I remove things off the walls and vacuum well. All renters should leave the property as good as how it was when they moved in. I guess that's just me, but I always get my cleaning/damage deposits back.

I had a single rental home in south eastern Michigan for 5 years and it was a absolute nightmare! No one ever wanted to pay rent and the courts didn’t help in anyway! Had to put $15 grand into the house just to sell it. The best day ever is when the house sold 😂 I feel for you ! It’s a very tuff business ✌️

Had that happen once at a place I owned. Tenant on lease just up and left in the middle of the night. Friends of the tenant -(not on lease, never saw them before) decided to stay in the apartment. I was told this on a wednesday, showed up there on thursday afternoon and told them I was changing the locks Saturday morning and they had two days to clear whatever was theirs out. Saturday morning I showed up and they tried to claim they could stay as they had talked to the courts on friday. Told them flat out I was not playing this game and see what happens if they try to stay and squat. They started to get aggressive so I took off my coat and they quickly stopped and were gone in under 20 minutes. So why did they stop and leave, well just so happens I was carrying that day and when they saw the gun they decided not to be aggressive and to get the heck out of there. I really believe they would have tried to stay if I was not carrying and calling the cops would have been a waste of time as they would have just said "this is a civil matter you have to take them to court"

It’s crazy how it was a court order and they were allowed to stay but they kept the apartment nasty this is why squatter laws should be abolished squatters take advantage of these laws no respect for properties

They have multiple cars... They got beer and cigs. These people are not that poor compared to the rest of the world. These people are just simply calculated criminals that exploit the law wherever they go. I'm sure they get EBT exploited as well. The system is disgusting and enables this behavior. Unfortunately they keep reproducing children...

As an ex-chaplain at rescue missions, I can tell you they could go to a rescue mission until they sorted out getting income for an apt. They woud have to be sober to stay, though.

People are just so bold and entitled these days! I would have been pissed if I lived above them paying rent and 4 to 6 adults are living under me for free! It probably doesn’t pay to own rental property these days with these laws!

One of the worst thing about squatters is if they "accidentally" hurt themselves on the property, they can sue the owner.

Really not surprised that they haven't left the apartment. Good that there were two sheriffs on the scene. Waiting to go inside the unit is the hard part. Think you were right they thought the eviction would happen to them. Like you said the place wasn't that bad just dirty. Now you can get it updated.

I moved into my mother's lake house once she passed and also inherited another property she owned. I currently have tenants, and of course, when she passed is when 2 of them don't want to pay, fortunately I enforced just like her, however, it's a headache from month to month. Watching your video, my hats off to you and other property owners. This requires much work and dedication, definitely not something I'm interested in doing. Really considering selling this property once everything is settled, just considering. Thank you for your videos.

What I can't understand is Walmart can arrest you for stealing a $2.98 item BUT you can illegally move into someone's apartment AND not pay rent AND the Judge has the audacity to allow them an extension???? Most landlords are mom and pop shops and missing ONE rent payment can be financially devastating. I bet if you asked the Judge if he would be willing to cover your loss YOU would be in contempt of court. Fined and maybe locked up. This is NOT justice!!!!

Years ago my mom bought a condo with her divorce settlement thinking she could be an "off-property" landlord and live elsewhere 200 miles away, and have a reasonable income stream into her retirement. You can guess what happened...the first tenants she rented to ended up being tenants from hell and through the eviction process they caused over $25k in damages. She got the eviction done eventually but did not have enough left to cover all those repairs and the only thing she could do was fix the most major issues and sell the place at a considerable loss. What was supposed to be an investment for her turned into nothing but a headache.

Mr Mackey you are definitely very right that a home is not an ATM. But that was very mean with the smiley faces. That poor lady getting robbed like that is not justice. But the fact is you can not start a business simply based on having capital. If you want money for nothing buy a cd or an annuity. If you want money to come from ppls hands every month now you have a job.

You can NOT be an "absentee" landlord and hire a company. You have to DIY and be PRESENT. Keep tabs.

It's a nightmare. I have a good friend who's parents own rental property and that was their retirement. So my friend bought a triplex, moved into the largest unit and rented the two smaller units. She had mostly bad luck, tenants who were habitually late with the rent, people that threw loud noisy parties. Some destroyed the inside of the units. After three years of dealing with other people's messes, she gave up and sold it.

Same thing happened to my brother, squats moved in claimed to have sub lease, when he was waiting for the 30 days they were given by the court, someone stole the squatters car, of course course they didnt have insurance. When the 30 days were up the squatters were walking away with what they could carry, everything else went into the trash the next day.

Instead of getting dumpsters, why not do curb alerts, freecycle, etc. for the junk people leave behind. I've had 90% success rate with stuff going away - saved TONS on dumpster fees! I'm amazed what people will take away - usually everything's gone in 2-8 hours.

I once watched one of these eviction type videos on KZbin. It may have been posted by Mark or by someone else. Anyway, the people were given a written order to leave and just prior to leaving they turned on all the water taps in the house in-order to flood the place and cause as much damage to the house as possible. The landlord did a video tour of it to show all the damage. Seeing that type of experience and realizing how vindictive and malicious people could be made me realize I did not want to be a landlord.

I've heard horror stories about ppl pouring concrete down the drains.. probably one of the worst things someone can do to a house.

@@frankcox748 good idea but illegal in Florida no matter what! Hotel motel rental agreement is the way to go. They pay weekly or they can pay a month in advance albeit must be specified weekly with a deposit and if they're five days late you can legally lock them out and keep their stuff until the rent's paid.

This has actually happened to our family. We had 3 older relatives pass within 5 months of each other. People that weren't related just moved in. They did continue to pay the bills under the dead relatives name. Our family was scattered across the states. Once we got together to finalize everything...we were actually surprised.

Had this happen to my grandmother's house she was renting out. The lady just moved in. Had to go to Court to get an eviction and the judge gave her 30 days to get out. And she stole a bunch of stuff from the cellar. The only thing my grandmother could do is pay money for a collection agency to go after the person. What a freaking joke!
