glad at least some companies that build IOT lights and things with local control somewhat in mind instead of pushing every device to the cloud, but that door with the integrated ring would be better off with a doorbell that doesn't require a subscription to use effectively. I hope companies will honestly when they build "smart home" devices focus more towards local control and open source applications like Home assistant

Local controls are always the best, plus on a security standpoint it's not a loophole for hacking unless you are really close by... (tho nanny cam and nest cams are just best not to have either way ... or any internet enabled + linked IOT device)

I love that window with the bracket and rail system! Ever since I installed the Panasonic bathroom fan system that goes together like legos, I've realized that the more work they do at the factory, the less work I have to do at home. Make everything modular and slide in on rails, I say. Bring on the easy installation of windows!!!

Paul and Jordan - I’d say don’t fret over rain screens. I had no idea about rain-screens myself. I had an older house here in super wet soggy Seattle. It had Cedar lap siding over some really weak flimsy tar paper stapled directly to the studs. Zero water issues. Looking at the monopoly framing now… it seems like people are blowing it out of proportion. It’s like worrying about a suspended strap being a touch loose on a belt and suspenders system. If you guys are really worried about it maybe call Rodda a call and see if their paints with polyurethane would work in this situation. I know they are the high end for wet rainy Seattle.

Damn, why didn't you invite me? I'm jealous lol. Just kidding, glad to see that you are having a great time. I was probably the lead commentator who suggested a rain-screen type system. However, I suggested using 1/2" battens. For your build, the ZIP rain screen or similar product would probably suffice. That being said, using battens is the Lexus system that has been proven over the years. There are now specialized battens that are designed for this purpose. Using battens is more work, but it is as much as you think. You can use blocks under your horizontal trim pieces to pop them out and still allow air circulation past the horizontal trim areas. The primary danger of using a batten rain-screen system behind your cladding is that you are using more fasteners, so it very important to make sure you seal each fastener head. On battens, you can run a caulk line down the back of each batten before you install it, and it will seal nails coming through the battens into the studs. But even if you miss a row of nails and don't seal the penetrations, the batten system is forgiving because any water that gets under the siding will quickly drain to the bottom of the wall. So it does not have time to work its way through the fastener penetrations that are not sealed. I did not suggest the batten system to criticize you or hurt you. I suggested it to help you. Your architect should have caught this detail when he specified the wall systems, but unfortunately, architects often miss important details. I am one of your biggest fans; you are amazing. I would like to see your subscriber base get to a million very quickly.

Ok so I buy a Masonite smart door. In 15 years or so when something craps out, like the doorbell or smart lock, is anyone going to be able to supply parts? Ditto on Schlutter built in LED strips and drivers. Beware of single source proprietary cute stuff that may have been a fad.

10:00 So now you have to buy and install a rain screen product because your siding might fail or heaven forbid your sprinkler might throw water on the siding, and your fancy sheathing, which I thought has its own water impermeable barrier, apparently according to Matt, still isn't good enough. This is the problem with tight houses, and it only takes one detail or one install fault and the thing then rots away, like the EFS systems that resulted in lawsuits.

Never leaving your house would be best practice if you didnt want to get run over by a bus, but its over kill too. I just think some of these products are overkill, and I'm not sure just how "cheap" it would be. By the time you buy it and install it, its a pretty big cost to pass on to the customer, for something that shouldn't even be necessary if the other products do their job and are installed correctly. And yes, that's what I'm saying that houses stood for years without them, but they weren't built in this tight fashion where if any rain gets in, it can't get back out again. Ah I see why you replied the way you did. I wasn't directing my comment specifically at you guys, i was talking in the general "you"

Rather than a murphy bed (or maybe in addition to ) I think that a loft option over the back sliding doors / windows would serve better over the long term. Perhaps an angled 'floorprint' (i.e. footprint) with wide on the bathroom wall side narrow to nothing on the stair 'up side. That way you can have a bachelor bed space while still having a guest space. You guys are GREAT. As another commenter stated, you are too good in that you actually convince me that I can do this.....( riiiiigggghht )
