I found a great deal on the MLS, it was just poorly marketed. I actually thought I was going to go and waste my time looking at it but since I had nothing else to do that weekend I decided to go I Couldn’t belive what I found! And put an offer right after.

I just found a flip that had been on the MLS for months. My broker discovered that the house was full of pitbulls and had never been viewed. I got it for $100K under ARV/needs $20K in repairs. So they are out there. And now you know one thing to look out for. Happy hunting!

RED FLAGS... 1. The easier it is to find a deal, the less likely it is to be a deal. If it's been on the MLS, Zillow, etc., and it's still on the market for X days, then it's likely been passed over by other investors... probably for a reason. 2. The more you're being pressured to sign a contract or do the deal, the more likely there's an underlying problem. If you're getting push back for basic due diligence, something might be amiss. 3. Never trust someone else's "due diligence." Run your own numbers and verify them. Consider ignoring the numbers you see and research your own numbers. GREEN FLAGS (good signs!) 1. Direct to the seller... No middle man 2. Equity in the deal. That way you can still offer lower and the seller can still profit. 3. Seller is motivated to sell. Be honest about being a realtor and that you cannot buy at retail value.

He’s doing a spot on Bigger Pockets and has a self built empire.. You can find stuff on the MLS when you have rep, seasoning cash reserves, and experience.. just saying… 🤷🏾♂️

@@hollandv7983 idk I felt compelled to say it cause he always says random things that make him sound like cap, last video he says with chest out acting a bit pretentious that some deal “just came across my desk” all nonchalantly like every deal just falls in his lap, then immediately after he say , well it didn’t come across my desk I actually have been working on it for months, what??? Cap right?? Then today he says if you see a good deal that automatic it’s been looked at and passed over from every other investor, which is also cap I buy deals quick because I’m always looking , so as soon as they pop up you snatch them doesn’t mean no one else wanted them, all good just wanted to clarify, I really appreciate bigger pockets just felt compelled lol hope everyone gets a deal ASAP!!!
