also guys remember PMI (private mortgage insurance). It is not just principal, interest, and escrow that you pay each month. If you're not putting 20% down then you'll also have to pay PMI each month until that 20% off is paid off. (GREAT video!)

20% is just condition u don't pay 20% with mortgage insurance ,like say 10% down and rest 10% with mortgage insurance no no rest of the 90% u pay in addition to mortgage insurance ,this is one time charge either pay monthly or in addition to 5% ,10%or say 19%and helps u in Default

Enez ll, that’s awesome! May as we’ll learn new stuff. One thing you can do now is start to establish your credit. Talk with your parents about a checking account and a credit card with a very low limit in your name. Start using it and paying it off immediately. This will set you up for success when you go out on your own.

Hey Marta, tearing people down is something that a lot of people do on the internet so it's understandable why you would think it's ok. But it's really not. You're better than that. Whether it's riding a bike, learning to drive, or buying a house, we all have a process. If this video didn't help you, it's all good. It if helped someone else, that's fine too.

@Shine Insurance, you misunderstand. I didn't say the video was not helpful. Quite the opposite, it certainly helped me a lot. I merely pointed out that Eva Davis was making herself sound intellectually defective, since there is nothing to "understand", there is just things to know. A proof that square root of 2 is irrational is to be "understood", the steps in how to close on a house are to be known. Let's not be so imprecise with our use of language. The second point I would make here is the following. Assuming I really did "tear down" Eva Davis with my comment (whatever that means), and let's further assume I did this on purpose with the sole intent of making her feel bad. What makes you the authority to decide whether that's "ok" or not. Why do you assume that your emotional response to this is somehow more authentic than mine (amusement)?

Do more than one inspection! Don’t rely on one inspector to catch all the issues that a home may have. Do at least two inspections. Don’t tell inspector #2 what inspector #1 found, and see if they find the same issues or if they find even more things to be concerned about. Make sure they’re both accredited inspectors. My dad suggested it to us by saying that you should ALWAYS get a second opinion. It will cost you money to do inspections, but it’s better to spend a little now than a lot later when your house falls apart.

hothotheat3000, totally legit. Most people don’t do this and it’s pretty cost prohibitive but if you’re really wanting to have a clear picture it makes sense. Chat with your realtor abt how the purchase agreement is set up and whether issues in a second inspection can be applied. Some agreements won’t let you back our and get your earnest money back from a second inspection.

Thank you for this! Im in the Escrow period and I had some confusing moments...specially of what i was financially responsible for ...like I didnt think I was supposed to pay for the Appraisal...or that if the seller pays the closing cost, it does not men ALL the CC...just a % of it.

Hey Stephanie, Many of the closing costs are negotiable in your purchase offer. Most items have a "rule of thumb" as to who pays it though. For example, the inspection is usually paid for by the buyer. The thinking there is that the seller has no motivation to get an inspection. If the buyer wants to make sure the house doesn't have any major issues, they should pay to make that happen. The Appraisal is most directly connected with the amount of money you can borrow. So that to would also naturally fall to the buyers side. But who pays for these costs isn't set in stone. You can ask the seller to agree to pay for any of them. You're correct though that saying "the seller will pay the closing costs" is like saying "my teenager did all of his homework". It's cut-and-dry on the surface but the details are more complicated than that blanket statement.

I just started the process as a first time home buyer last week. The very first thing you should do before looking at any homes is to get "pre-qualified" by a lender/bank. Pre-qualification will tell you what price of home you should be looking at buying. You might say that $400K home is my dream home, only to be let down because you didn't get pre-qualified to get an indication of what you can afford. If you're pre-qualified for only $200K, then you should stay in that price range. Bless you.

This was very informative. I will never forget now about The Escrow Account Contribution being that it could change even on a fixed payment. It's amazing when you just take the time to research before you start looking! Great video!

Thank you so much for the help and information your video provided. I knew what my agent was talking about...I knew the words and phrases and terminology...and I knew what steps to expect. I made sure to have all my financials taken care of and ready to go so I was able to make an offer and buy my dream-condo! I watched this video in Sept'18 which is when I first found my agent and was ready to buy in Dec'18. I saw the condo listed on May 21...I offered on May 22...they accepted on May 23...and I moved in on July 10 2019...that quickly!! The whole process from finding an agent (I found THE BEST!!) through the entire condo-buying process to closing to getting the keys went smoothly with no unforeseen problems. You helped me get here from the very beginning and I am very grateful.

Great video, thank you for sharing the overview. I'm a Realtor in Southwest Idaho and explain these things to my clients all the time. Appreciate you putting this out there. It would be great if you could do a similar one on Home Owners Insurance, I'd love to share it too. We got caught with an issue as I didn't understand "How much insurance do you want?" I told them, I got it but no one told us about replacement value vs. the one that takes depreciated value. UGH Learned that the hard way.

Quick way to build credit before buying a house. I was thinking you should put 5 -10 Grand down on a car keeping the monthly payments lower ,but more importantly it builds “ Your “ credit ,plus eliminates the used car troubles. That’s where my Mind was for V Day anyhow...

No better time than the present! Start checking out Zillow and other home sites, talk to a lender about mortgage preapproval, interview a couple of realtors in your town. The next 6 months may be interesting when it comes to property values and starting now with a strong footing will be key for you. Happy home buying!
