Like it better than I thought I would. Washer/dryer by the bathroom. Fridge at the other end. Water heater in storage lift. Will keep the open feeling open. With it being a cabinet or end table will make it seem closed in. Glad to see the window in the kitchen, this is a must have. Like this and do feel better about it than I did before seeing the layout. 👍

Hey that is a great idea, to put the water heater up in the loft. That is where other houses had it. I like the window in the kitchen too, and one can always put tinting on it as well.

The h20 heater as an end table can work to your advantage not against you. 9 times out of 10 you are going to buy some kind of table or stand for that corner anyway. Me myself I was thinking of putting my cats tree house up there it is only 3ft tall and she has some place to go to get away from the dog. Put TV in corner on wall and use the end table ( h20 heater) for electronics like modem, DVD or blu-ray player, you get the idea 💡 🤔. ESP home has SSOOOO many possibilities it's exciting

My only concern about the 12x20 is the bathroom! It’s so small and dark!! If someone is a bigger person could have problem getting in the bathroom door, I want a door, also if a person is using a walker can they get the walker in the door or turn around in the bathroom in a walker? Also, I would like my washer & dryer in bathroom and have storage shelves in bathroom.

I meant to add that I love the extra 2 windows in the back of the house. One window is in the kitchen, 1 window is in the bathroom. These are in addition to the 2 windows in the front you had planned originally. I love windows... this is wonderful!

Randy. I would put the water heater on top of the washer /dryer combo under the cabinet unit by the bathroom. So you can keep all water on that wall. That way YOU GET MORE livingroom too😊offering that bed option is a fabulous ideal 💡

I lived in a studio apartment in the big city for over four years @ 250sq ft - two people, two cats, two full size desks, queen bed. We were packed in there real tight, but it was really quite cozy and the one reason we eventually left is that the unit only had a half sized fridge and we had gone years without icecream and just couldn't take it anymore. I'm glad you're emphasizing the kitchen! Other thoughts: In our studio we ended with our tv at the foot of our bed, and actually sat on the bed to watch things. Our desks faced one another and took up most of our living space, so all we had to do was look around our monitors to talk. We even squeezed in a cat tree!

Leave the deepness in the shelves next to the shower. You can build pull out boxes to store things behind that you need only once in awhile.

I think on the 12 by 20 I would like the door to open so that you aren’t walking in towards bedroom. I think opening left so that you open into living room would make me happier! I think it looks awesome and you will sell out quickly!!! I always enjoy your videos!

The 12x20' is awesome. Simple but spacious & efficient. I like the W/D to the left, too, vs right, because it appears that you have a little more elbow room to sort & fold laundry. And the base price is very reasonable, as well as the optional price for set-up on your properties. Very well done little home. I hope you sell tons of them, many people need affordable roofs over their heads :) (Water heater in the loft, yes.)

Loved this Step by Step demonstration of how the Incrediboxes are made! Love that when you couldn't buy what equipment you needed, you made it (and it probably worked better!), and the smart repurposing of every scrap. I agree with Amanda that a single person using a daybed in the 12 x 25 would be an excellent use of space, as I've never liked tiny houses where the sofa is plunked down where I'm literally staring at my kichen sink all the time. (Trust me....most women have seen quite enough of our kitchen sinks!) I also would prefer the frig in the far corner and the laundry next to the bathroom. (If you got a combo unit, maybe the water heater could fit up over it next to the bathroom as weĺl.) That would leave plenty of room on the biggest wall for a nice armoir, and maybe even a small desk in front of one of the windows. Great video!

Ok ok ok.... I’m re- intrigued by the Incredibox; the one you’re showing at 46:23. I’ve been pouring over the model info on the website and torturing poor Sam with many emails- (Amanda , PLEASE apologize to him from Kelly!😂) But I did NOT see this as the layout for the 12x20. This would WORK for me!! Starting my mortgage process. Amanda's idea for the water heater in the loft in the 12x20 is a keeper. Might make it difficult to access it, but it is the best place to keep it out of the way. I like to play Virtual Reality video games, so having a big room like that is major. A nice 36" motorized standing desk in that back right corner and a couch by the door, would leave plenty of floor space for VR gaming, or entertaining friends. I'm not totally sold on those lots so close to the shop, but I could definitely be talked into a mountain or forest lot. Thanks for everything you guys are doing and for giving me hope for a better living option!

I would think the bathroom would feel bigger (less like a tunnel) if you put the doorway on the bedroom wall, opposite the front door, it could be a regular swing door or a barn door type slider. And this would make the area by the washer/dryer a dead-end "corner" so above shelving etc wouldn't feel like it is intruding into the room, ....or....better yet, put the water heater up high in that new "corner so it's not in the living room space. People without a washer-dryer could make a huge closet in that "corner" where the bathroom doorway would no longer be. I would also have them leave their shower out and insert my own 42-48" shower, due to the extra 12" gap with the 36". I would make up the storage by putting some in to the right of the new doorway (which is no longer a walk through) and above and to the side of the vanity area.

We had coany from Boise this weekend. I was telling them about ITH and your passion for solving housing problems for people with not so much money. They told me Boise city council had on its agenda passing an ordinance to allow tiny homes. Maybe other cities will follow. I think you and Amanda should write up a proposal including the rationale for tiny homes how to set up a community. I bet the people living there can give you ideas of what the must haves should be. You are creating neighborhoods of caring people.

The 12/20 is cool. To widen the bathroom door, remove as much of a doorway from the bedroom side so you have on the kitchen side. This will give a wide doorway on an angle. I agree, the front door needs to swing the opposite direction. I can't stand a washer/dryer in the kitchen so I would rather have the fridge and w/d flipped. Like Amanda suggested. Put the water heater in the bathroom, not in the living space. Let us put cabinets where we want them, no built-in. You didn't ask but those are my thoughts. 😁

I love the detailed explanations of the steps to create a house. There are some cable channels I like to watch called "How It's Made", and it's so fascinating to see the ingenuity of the creators / builders! Randy's demonstration of how an Incred-I-Box is made should be added to these shows once the Incred-I-Box is common and popularized. I had to turn my sound down when you walked over to the area they were routering (sp?) out the sinks because it was so crazy loud. I hope the guys working in there have good quality sound deadeners for their ears. There are decibel meters you can buy to check how loud the work area actually is, so you'll know exactly what kind of sound protection they might need.

Yay! 105K!! Amazing progress in the assembly line setup. You're really doing a great job there, making magic with bits and pieces - no wasted time, no wasted materials. The 12X20 is wonderful, so spacious and bright. I'm so glad you put a window in the kitchen after all. Raising the bathroom window will give lots of privacy, and we must remember that when the houses are set back to back, they are reversed, so the kitchen window looks at the neighbor's bathroom wall, not into their kitchen window. They can work together to provide an attractive outlook from the kitchen windows. Hurray for the WH in the loft - good thinking, Amanda! Are we sure the W/D should be the first thing your eye falls on as you come in the door? And the door would be better opening toward the living area than the bedroom. Speaking of doors, if the bathroom door were in the bedroom, with the vanity across from it under the window, it could be wide enough for a walker, and easy to add a barn door. The toilet would then be discreetly tucked into the other end, out of sight.

Adding a handicap accessible 36" wide bathroom entry door to the end the bedroom wall would be a good DIY project. Buy a door with the framing, cut out the opening(drill corners for starting & cut with metal cutting blade then pop out the door opening).

Absolutely LOVE all the improvements to the original Incredibox!! You are the kind of builder people dream of, who listens and comes up with great solutions!! Great job, Randy! On the 12×20, Love the flip of the w/d and fridge, the addition of another narrow cabinet, and the move of the water heater to the loft. Please also consider having the front door open into the living room, and moving the bathroom door to the other interior wall, directly opposite the bathroom vanity, so the door can be wider to accommodate ADA, and so we have room to add a barn door there. I am loving this home!

The closet in the bathroom, maybe only put shelves on the very top so there’s room to store long items like mops and brooms, there’s rarely ever a place to store those long items in tiny homes.

Love the 12 x 20. The water heater not sure the dimensions put above shower boxed it, or on the side of the shower in rhe back, build a storage tower that you can pull out if you need to get to the water heater. Suggestion to build a laundry mat in a container, with coin operated machines, for everyone living in your communities. Or someone in the community can do this as their business.

For someone who needs a desk, there are always the coffee tables that the top pulls up. (I have one and they are nice). I agree about the door swinging open to the livingroom, instead of towards the bedroom. The bathroom door looks too small. I think it would be better to close that in...have a solid wall there (with the washer/dryer on that end) and put bath doorway on bedroom wall and make it a 30" doorway. That would be more appealing than looking right into the bathroom from the living area/kitchen. A privacy screen would be a nice way to separate the bedroom from living area. I love the 12' width. Listen to Amanda about the water heater and switching the fridge and w/d. Would water heater (in a cabinet) fit next to w/d? Love the 12x20 and you guys too! ❤️

No problem as long as you have storage in boxes that can be slid out of the way. Only a few things you might need to do, shut off or on the WH, replace the 2000 Watt heating element after a number of years, Put a water catchment pan with a drain up there to a lower drain, replacing the heating element with a 12 Volt heating element for slow heating of the water with solar power.

Big beautiful baskets in front on the loft to hide the clutter up top. Wall cabinets above the sink . I bought a platform bed with 14 in clearance and I am going to use storage bags under my bed for off season clothes .

Love the 12×20.love the refrigerator the right and washer& dryer on left by the bathroom. Instead of putting another cabinet ,why not put water heater next to w&d on a shelf with a closet or pantry under the water heater. It will put all the plumbing together on one side. The space is great in this house. Great work.

Cut out the middle of the extra ceiling/floor.The frame around the top of the bed could be a sort of canopy and with four sides of shelving and open to the top,you could stand on the bed and reach storage for extra pillows,bed linens , sleep clothes and a light in the ceiling to see the storage.I am under 5 feet tall and that over the bed storage would be so easy for me !

I was thinking a Murphy bed in the bedroom, with closet space on each side, and that has a fold-down table on the front when it's closed. Can use that fold-down table during the day for a desk, a craft table, or for dining with guests. Then fold it back up, lock it in place, and open my murphy bed at night. Yes, a sleeper sofa for guests, and 4 folding chairs for guests/dining.

On the 12× 20. I would think if door is center when you walk in to the left make bathroom (6×12) with sliding door entrance. You could have a shower/tub regular size and toilet/ sink and a place for hot water tank and washer and dryer. So now you can have a upside down L shaped kitchen straight across from door. Possibly have a small rolling island for extra cabinet space underneath and the right side will be living room area with daybed type couch. No loft

You’ve got the incredibox set for all possibilities and options! Awesome. I’d also suggest to people a portable apartment washer. (they do sell small non venting dryers too) I have a magic chef and it works great. Its just like a regular washer, ony a small tub. It’s two years old and zero problems. It’s not too hard to move, If you are able to, you might be able to tuck it in the shower when not using the shower. Otherwise you might have to keep it under he counter or next to the end of the counter. You just can’t wash very big things like comforters or large blankets. Those you’ll need to take to a laundromat or somewhere with regular size washers and dryers. I also just hang dry my Laundry. It comes out almost dry, the spin cycle works so well.

Thanks for sharing. I was thinking this. I saw someone hang a old crib rail from the ceiling. It was on a pulley so they could lower it for drying clothes. So I searched and saw something similar on Amazon.

I used to have the portable magic chef w/d also. I loved it,it worked so good,I had a small rolling dolly under the washer,easy to move.

@@Gus-p7m me too, the dolly helps! It’s not horrible to move but I just decided to make it easier, and the dolly was pretty inexpensive.

The 12x20 is fantastic. I look forward to seeing it finished. Do you think a telescoping ladder would work best rather than a regular aluminum ladder? I'm thinking about getting an 8.5 ft one for my Amish build 8x16 RJO, which I hope to see at least in the background of a video sometime. 😉

Those telescoping ladders are great, Jacob. No one in a tiny house needs to deal with a full size ladder.

I would hope that there is enough space on each end of the cabinets, for a 27-28-inch washer/dryer and 28-inch refrigerator. Most of the washer/dryers run about 27 inches wide, and fridges 24-36 inches wide. Also, how tall is the water heater, and why not put it up in the loft? In the bathroom, that hopper window is high enough for privacy, but some people are not tall enough to reach it as it is. For privacy, you can always put window film, or mirrored tinting, which also cuts out the UV rays, and protects from fading, etc. Found some decorate film that lets light in, put gives you privacy, at Walmart, Target and any hardware store, Home Depot, Lowes, etc. I would recommend that tinting, in the living room & bedroom area as well as on the door. In the bathroom, by the shower and the wall, if you don't have shelves, you can put a broom, mop, iron board, folding ladder (for the loft - Or put a ladder in the ceiling and pull out and down). Also, I found an armoire that would be great for the wall between the bedroom and bathroom, that it is 72" (6 feet) tall, and either a 48" (4 feet), or 60" (5 feet) wide, that has a hanging rod and 4 drawers below. I would put a little love seat facing the wall that you would put a TV on, and an electric fireplace under the window. Or have a futon, in the living room and make the other space an office/craft area, and build a closet on the bathroom end, with a chest of drawers. I am glad to see what this house looks like. I like the door without the grid, especially if you want to put tinting and/or decorative film on it.

Yes, the only hangup is the cost to move it - research that before you get too excited. Fortunately, the low cost of the house could make it worth while.

WOW what a way to build these homes I like the metal homes increda box!! I would wear my headphones for gun range. If people built a deck or porch they could put washer & dryer out there.yes it's work mode Randy.

Love Love love love ❤ 😍 💖 ❣ 💕 💘 ❤ 😍 💖 ❣ this house!!!!!!!!!! W/D by bathroom is great and frig on other side. Agree with Amanda about water heater, either as end table or in loft, I had asked about putting it there before And a full size Murphy bed would work awesome in bedroom. Massive space
