if I owned a building like that I would be on the roof before every rainstorm making sure the drains were clear and the debris was swept up. looks like you keep a eye on yours kudos too you. most people don't.

Those roof caps are meant to pop off and then pop back on that's why it's wiggling in your hand. The debris just flows down the pipe and out onto the ground you don't have to worry about it clogging.

Tip... put a layer of pebbles up on the roof. They stop the leaves from clogging up the drain cap whilst the water and dirt can wash away from between the rocks into the drain.

The only good solution to do. Water is a b*tch when it comes to leaks, you never know where it's originating from. Hopefully you new roof is more even and has no areas, where water can pool, besides the drain area. The roof in this video would drive me nuts with all the pooling going on...

These "drain spouts" are usually meant to be loose in order to easily be lifted off and cleaned.

Add it onto your biannual maintenance schedule. And yes, they’re designed to be lifted off. The leak probably occurred because of the pooling water and won’t happen again if the roof is in good condition. Check the roof drains ok, if so it might be worth having the roof redone, it’s blown the seams and could have rotted the wooden roof sheeting.

Just pull the guard, out the leaves will flow right through and out and it will drain quickly those guards are more for keeping critters out than leaves.

a rubber roof tied into a asfault roof does not work.any repair you do will be temporary at best. have the rest of roof done in rubber and or most likely all the rubber needs to be redone. nothing will stick to the silver coating

It needs a new drain cap. The corrosion catches stuff. They need slot/invisible gutters along the edges instead and slope it. Patches don't work. Need a new roof. Lol

Yup, until the voids between the pebbles are clogged by debris and decomposed organics.
