Plot is the best.ONLY Buy plots slightly away from city limit approx.3/ 4 km only. You will get big plot in half the cost of flat. Plus you can build at your convenience. Price of plot increases 5/10/15 times. Maintenance cost of flat is also high.

Flat mein hi rehna hai , then go for flats in resale in Already built Societies which are recently completed with mivan construction else lots of fraudy builders in market . Even with Rera they default and even when they complete project they build new towers by taking new Rera approval s thereby spoiling your flat view or surroundings. So better see those aspects first.

Rajvant Ji, Gurgaon, Delhi etc. me Plot rate are 1 Lakh, 2 Lakh kuch jagah is se bhi jyada ho gaye h etc. ho gaye h… aur flats ke rate bhi badte ja rahe h.. aapki opinion me yaha pe flat lena kitna sahi h…?
