You’re so right. The architect was so hyperfixated on the exterior barn shape that he lost the point of having a house- the inside is what is more important. Looks nice from the pool but terrible from that driveway entry. That kitchen should of been in the middile part of the floor space to make it a hub for the house for sure. A lack of any interior entertaining / theatre room is a defiantly a fail at this price point. Great video again Arvin

Yep, it looks barn-like on the outside, but the inside is more like a retrofit of an old warehouse with none of the charm.

Yeah, the interior seems more suitable for New York City rather than upstate NY. Also the interior not having any dedicated recreational amenities is a big negative for this price point and climate, you can really only enjoy the outdoors for 4-6 months out of the year, thus offering fun activities to do indoors would have been more practical for upstate New York's climatic zone.

@@Libertaro-i2u There are plenty of outdoor recreational activities you can do in upstate NY in the winter. I mean, you do realize they hosted the Winter Olympics, right? I don't know where people get the idea that us Northerners stay inside all winter. I can't imagine living like that.

Dear mansion architects: this is upstate, New York, the French doors are useless, because 50% of the year they’re just going to allow mosquitoes into your house. Same with outdoor kitchen. It should be a screened in area unless you just really love putting on bug spray every time you, want to use use it.

It gets VERY cold there in the winter. That cathedral style room is going to be FREEZING or very uncomfortable for about half the year. No one will want to be in it.

It's 2024. While I don't like this place, it is not hard at all to heat and cool spaces like this these days, assuming the HVAC guys were more competent than the architect.

Being older and having some mobility impairment I always look at things like changes in level in common spaces. The steps into the primary bathroom and closet cause me to envision a lovely fall with accompanying broken hip during a nighttime foray to go pee. Actually this home, at first glance makes one go kinda nice then entering it makes me go not practical. The swimming pool so far away makes me wonder why? and how the hell would anyone in the house know if someone got into trouble out there? As always, Arvin, you made me smile while also educating.

There's no reason a split level layout couldn't work in a luxury home, but immediately encountering the split-level aspect upon entering the house and having the a mini version of that layout for the primary suite doesn't scream luxury.

On land this size at least 80%+, if not all of the house should be on one level (maybe an upper level for entertaining and a bedroom?)

@@deanchur They probably chose multistory out of tradition. In the climatic zone New York state sits in, it is traditional to have two or three storeys plus a basement, not to mention, finished walk-up attics are fairly common in the state of New York. This multilevel format is even common with farmhouses, where there's ample space on the land to sprawl out on one story.

Let's end the photo discussion: Ramana Maharshi (aka 'not Tony Robbins'). In his teachings and books he consistently refers to living with pain. The ultimate pain according to Maharshi, is living in and around a remote, mega-tall, overly-bright, reverberating great room isolated from the kitchen. He says a pad on the floor and maybe a blanket is much preferred.

This is another example of a kinda sad trend in architecture. For the past 75 years architecture schools focus on brutalist, modern designs.The result is a lot of uncomfortable, unpleasant to downright ugly buildings. Sure a lot of the finishes were nice but this house is a big discordant note on a gorgeous property. A perfect example of how "new" isn't necessarily "better".

I really don't think cleaning and HVAC costs are much of a concern in a $25 million home. Do you guys really think the person who can afford this will be up on a ladder with a rag and some Windex or enrolled in off peak power? But, yeah, hardly anything here works from a design perspective.

I get what Arvin is saying but I don't like the idea of building the house where he suggests. The problem is if the river ever floods that area is low enough that it is likely to flood. Having a flat area for the home is great but not at the risk of flooding. Seen that happen too many times.

The one thing I noticed right away in the original video was, that the stairs on the side of the main room have absolutely NO protection towards the big space. Trip once, fall 2-3m down and break your neck. Where I'm from, such things would NEVER be green-lit by the local building authorities in the first place. But having now also noticed the barely protected drop onto that outdoor bed thingy, maybe they just love the thrill or something. It even makes sense to have the potential kids' rooms far away then, so you don't have to hear them cry in pain when they lay there with their full body casts on...

Architects are there to help you bring your ideas and visions to life... This was a great example of when "they" get the upper hand and bring their visions to fruition and kill any others... I like what this commentator is doing with his channel, bringing honesty to a very corrupted business. It doesn't hurt either that he balances his critiques with such a balanced sense of humour. I find myself watching this channel for the humour as much as I do the lessons learned....

I made the mistake of buying a beautiful farmhouse on ungraded land by a creek 20 years ago. Never again. This house will have even more problems bc of how heavy & large it is. I can almost guarantee that retaining wall will need major work within 5 years. I guess one benefit is the steps are a part of it so they’ll be able to see it coming even sooner & might be able to lessen the cost by intervening early.

1. Location is relative. I don't know the whole lot/layout, so I can only say that having the main house closer to the other two structures (I think one was a stable, the other...?) makes sense to me. Distance to the river is personal preference, I wouldn't want to hear it all the time I think. 2. Front entry / facade is lame, true. You park down below, but the front door is one floor up? Why would I walk up the stairs to the door just so that I have to take the indoor stairs back down? Stupid design. The only way the front entry is used is when you park on the path or the grass next to it? 3. These stupid around the corner stairs leading down to the main floor, nonsense! 4. Main room ("hall") is out of proportion as you've already pointed out, first time I saw it I thought "church". 5. Kitchen looks, hmm, "too busy" with all those windows and their style, could've gone with bigger, but fewer picture windows maybe. Got that "observatory" vibe to me, instead of a place you can cook, maybe some wall cabinets would've been decent, although I don't care for those personally. 6. The suspended bed outside would've been cooler if it wasn't stuck in that nook imo. 7. Hate the loft/open primary bedroom, it's got no private/cozy feeling, it's not a space I would happily retreat to. Again, being perched atthat "library" (come on...) is like looking down into some mess hall, just needs the typical sitting arrangements and a priest / choir. 8. Walking down a few steps into the (too small) primary bathroom, just to take up another few steps into the dressing area makes no sense to me whatsoever, but hey, the bed is on that unnecessary plateau. 9. Pool area, yea, too far away etc. 10. No special rooms, wth? I guess with all the acres you got plenty of stuff to do outside. 11. Best part about this property is the land.

I cannot believe they plopped the main residence there. Why not in front of the bridge so that it "introduces" visitors to the front entrance?? Did they just randomly draw straws and say, okay we drew the short straw so it goes there. LOL.

If you don’t know upstate NY then you shouldn’t be commenting on the placement of the house. You never build a house to close to any moving water because that’s a major flood risk as well as much much higher flood insurance.

The reason for the placement of the structures seems to be flooding. If you look at 14:48 you see evidence of historical flooding almost to the height of the swimming pool. Great video Arvin! Loved the advice about putting the kitchen off to the side. I am using that one 🙃.

I really dont get rich people, lot is huge, could have built a one floor house way bigger than this, could have a dirt track for some atv's and run through the woods. A huge driveway with a big garage, another build for the gym.

Arvin, seriously, you are making incredibly valid points. I know Enes' job is to make us excited about whatever property he's showing us, but the reality is that many of these properties are designed to make the client happy. So they don't translate to the new buyer, unless they share the specific tastes of the original owner. It's lovely on the inside I guess, but they lost me at the entry. And the "front" facade is literally ugly.

Mr Arvin, I think these changes might help this house sell. 1. I suggest changing or replacing the bleached natural wood panels(6:07) at the French door areas and windows near the fireplace in the living space with a light wood (the chef's kitchen cabinets 11:42) or dark walnut type of wood similar to wood in the mudroom (4:35). 2. Relocate the fireplace dividing the kitchen and living space to improve the flow. 3. Add a handrail system to the landing stairs in the living room for safety reasons.

2 minutes in I support the architects thinking and like the front view of the house. Also, not everyone wants and needs a kid-friendly house. Teenagers would appreciate to be far away from the primary bedroom. Just saying. What I do not like about this channel is that ecological aspects never figure. Who needs 16 bedrooms and 22 bathrooms? This is a very large 4-bedroom house - what‘s to complain?

I agree the kitchen, bathrooms and some of the guest bedroom are gorgeous, but more than 22 million with that tiny little yoga room (or gym), without tennis court, movie room and game room is unforgivable.

Good driveway but terrible approach. Not exiting approach. Also the front of the house is not good just ugly.I like that the house has many windows, but I don’t feel the warmth and cozy in the living room/formal space. For me it’s too cold feeling. Also I agree I would liked the house to be little wider. Kitchen whole another feeling there. Much more cosy and inviting. Also the stone walls in the house I really like them. Not liking the primary bedroom! To narrow and it looks like any other primary bedroom. I agree to you Arvin that outside of the home is more beautiful than inside. It needs to be more cosy inside. But the land the house sits on it’s beautiful and I would like to own this spectacular land. I really like your videos keep doing the good work.

imagine all those windows at night will become gaping black black holes sucking one's soul into the eternal darkness, just outside of which the forest ghouls hover, peeking in, avariciously feeding on the spilled human warmth. With an extremely expensive home one must consider the satanic, for the clients are occasionally worshippers. Whats a shrine, altar or setting suitable for ritual and/or symbolic sacrifice. Orientation to natural features. I wouldn't look too deep into that barn.

That Geneva home got split into 3 lots so it doesn't look undersized. However, the entry gate is literally next to a roundabout (that's part of a main thoroughfare), and last time I checked Google Maps there was an open field next to it pull of parked cars; so much for peaceful!

I noticed that the dining room wasn’t mentioned. It’s the first one I’ve seen with a plank on the floor with pillows instead of chairs. Apparently Grandma and Grandpa would have to eat in the kitchen because there’s no way they’re getting up from those cushions.

9:35 - Dang. The very low stone wall looks quite dangerous for anyone, not just kids. I'd install some sort of pergola-type ceiling inside the opening that allows rain but catches one of your drunk friends who happens to wander too closely. There is suspended platform underneath, so perhaps some catch structure exists... Maybe.

Funny, because had I won the lottery, not a single property on this channel would I be interested in dude is spot on. This structure is ~ridiculous, it reminds me the the confined space of a Boston brownstone. Seriously, were they limited by county permit restrictions, to build like that? It kinda feels like a 1970's library built in a busy concrete city, confined to 3,000 sqft retangle lot. A South Carolina doll house or Aspen log cabin, would blow this away and work better with the land.

I will say putting the house on the low side of the river seems a recipe for disaster if the river floods however as always love your critiques.

There’s an article in AD they says they originally purchased the property with the intention of converting the barn into the home but in the end it wasn’t structurally sound and they had to pivot.

Ends is basically paid for his reviews. Maybe not cash, but flights, lodging etc. Saw one review where he was talking how much he would make if he represented you. Understandable why some (a lot) of issues would be glossed over. Of course he’s going to praise the house and grounds. His channel depends on positive reviews. Not trashing him, watch a ton of his reviews. Just the nature of the job.

I'd love to hear your thoughts on Mansions with and without kids - like if you design a gate around your pool (a important thing if you have small kids) does that impact resell value positively or negatively? How much design should lean in to child safety, versus party house? Which sells better? Do party house buyers ever end up having kids and do terrible retrofits? Should your kids have a home office, or is their room fine? Should you have a bunk room for parties, a giant swimming pool in the backyard? Should parents have retreats? Do you need a guest house/room for a nanny?

The height of the living (great) room completely dehumanizes it. Contrast that to the kitchen which is superb, as Arvin says. The great room in my house is tall, but the ratio to the width of the room is right. Arvin is spot on!

People born pre 1970 have a weird affinity for those gulfstream campers. They’re cool & all but the modern ones are a lot cooler. Here’s a tip: never buy a camper new. Even the million+ dollar ones are junky & made with cheap materials w bad plumbing. The musicians & nascar drivers hire a stagecoach company to build them.

Hey Arvin I wanted your opinion on this if you have a moment: I personally liked how the main living area drops a few steps down from where you walk in to the building. I feel that it adds to a cozier vibe, similar to a sunken living room. Let's say a homeowner agrees with you and decides it best to level this area instead to create that "wow factor", but wants to keep this sunken-element elsewhere. What do you think if this sunken element were added to, for example: master bedroom, office/library, game-room, etc.? Just a few steps before you reach the actual floor of the room. As a designer I say the proportions of the house are dreadful, the scale is dreadful. But whoever designed it, it's their personal vision, so I applaud the individualism. After you see Fallingwater nothing else compares.

When watching Ene's original video I had to click out shortly after it began. Just the placement of the house and pool, all that open land it seemed sterile. At least plant a few trees, bushes, plants! It would have been so much nicer to walk in a grove of trees on your way down to the river. House should have been placed closer to the river. As for the barns, they could be used as stables for horses or other livestock, they could have made a nice farm here.

So what‘s in the other structures? I don‘t know what the climate at this place is like (there was a mention of snow storms) indoor pool and sportsstuff and cinema would be an option. I honestly don‘t hate this place but that is coming from a theoretical „owning this would be cool“ rather than „i just dropped 8 digits on this and oh my god what have i done?“
