Most ppl would want the stairs closed in. Save the fireplace but remove the wall next to it. Paint the brick. Doesn't look right having the living room furniture in the obvious dining area.

Not a fan of the glass rail, hard to find livable space in this one. Where would I set up a flat-screen and couch to relax and watch movies with the family? That glass railing lowers my options of living room set up. IMO not enough usable space for living, only for looking pretty. Plus I think you should have switched the dining table and couches staging that seemed backward to me.

I love how you do it, if knew you before I sold my house, I will be keeping it and maybe rented it, but will still stay there with a new extended one room one bath with receiving area and a kitchen next to it, it’s like an attached in laws by Lenner developers. You always paint all of the outsides the same. Would be good to vary some of the colors and adding some accent colors. But I know it probably saves you time and money to just paint it one color.

No, I believe it's just staging (meaning it gives the potential buyers an idea of what it could look like) I'm not sure though, but I think they don't sell it with the furniture and decor.

No, there wasn't mold. It really depends on the deal and the budget. If there's enough margin on the deal and you budget the costs in your analysis, it will be ok. It's all about the numbers.
