Gorgeous interiors! I'm still on the fence seeing greys as a modern trend as home exterior color these days though because it's a color I associate mostly for office buildings and while my neighbor has his exterior house painted in grey, it's not an easy color to cozy up for a home. Overall, wonderful flip! Another great video!

You should know she is literally in the most expensive market in the USA. This only works in such a market- one that is appreciating and with high prices. You can’t do the same flip and make same $$ in Houston or Kansas or anywhere really.

Love it that you tell us the numbers. Thank you for great videos. Those must be the original 60s appliances, coppertone! After that came gold and avocado! I don’t care for the floors that don’t match, some are much lighter. The driveway does not look like something you would do but I am guessing there is a good reason, namely money.

I love the flooring! Can you share details on what type of hardwood was used? In addition, is it vinyl or a different hardwood in the living room and sitting room? Thanks!

Thanks! It's just the original hardwood floors that we refinished. I believe it's 3 inch wide oak floor. We used a medium grey stain after sanding it. The floor in the living room is laminate from Home Depot. Hope it helps!

That's a lot of wasted money, since no one looks at the drying being cracked or not. When buying a house people look more on the inside than the outside.

Thanks for the feedback. I definitely could have spent a lot more money on the renovation, but the key is to spend money where it matters the most and where the return is higher than the investment. As I mentioned, this house is in a lower priced area, and we are already hitting the price ceiling on the sale. So replacing the driveway probably wouldn't have increased the sale price.

It was a nice remodeling, May I ask did you get the permits to remodel the house? Since the project involves electrical, structure and plumbing work. Technically you should apply the permits to remodel it and it would take long time to had the job done with permits. because from make a drawing to apply for permits would have to take about two month at lease , also , worker have to wait for the inspector to inspect the work, the whole remodel process will take about 4 months with permits, . I assume the remodeling was with out city permits, if so, you have to disclosures the remodeling was without permits when you sell the house. It would decrease the value of the property to remodel the house without permits. That is my flipped experience.

Hi! Yes, the work is done with permits. I don't know where you are located, but in this city, you can apply for online permits or over the counter permits for kitchen and bathroom remodel, so you can get the permits right away which is really nice.

Great flip! My only question is, does everybody seriously want everything totally open concept? I like some open concept rooms but this is far too much. Other than the bedrooms/ bathrooms, not a single room can be closed off. With a family, I wouldn't even consider this type of house. I need to be able to close off some of the rooms so they can be used without disturbing everybody.

I don’t put fridges in because there are a lot of choices and buyers may have their own preference. If they want a fancy fridge and I put in a medium priced one, they may not like it. No, I don’t give them a credit. When they make offers, they already take that into account.

Thank you for subscribing! Glad you like my channel! The furniture is from the staging I paid for. It's a service where the stager decorates your house and rents you furniture to help you sell the house. The furniture is removed before the house is sold.

I did go to college and I also have an MBA. But I don't think you need those degrees to flip houses, but they do teach you a lot of the soft skills needed, like analytical skills and interpersonal skills. I studied economics, and I think it was helpful. Good luck!
