Also I see some wires stripping striped way to much that the copper is showing, also the lugs don’t have covers on them and I didn’t see the neutral taped .. ( my bad I see it on the top left corner a small strip) also I was wondering if part of this mitigation test consisted of tested out the torque specifications on the lugs ?

I haven't even finished my course yet and I've seen you walk on concrete tile roof and allowing the buyer as well to come up. Also you open a electrical panel and tap a wire with a screw driver. Two things you learn first not to do.

A home inspector should never permit the client to come up on the roof, but I have been hired by roofers and they come up with me on the roof. I can't prevent that from happening, but my company has a policy to not invite anyone up. And I don't permit anyone outside of my company to use my equipment, including the ladder. They may bring their own, and that's on them, again.

Spanish tile roofs are the main roofs you do not want to walk on, but slate and concrete tile are perfectly fine to be walked on. Been a roof inspector for 5 years. Do not walk on Spanish clay tile roofs
