According to buyers, there is still so much demand for south Florida real estate that they need to make cash offers at or above asking price. Offers with financing rarely get to the table.

Florida and other parts of the US are in a major housing bubble with prices up 20-30 %. Someone would have to be nuts to buy in a market like this but if money is no object why not. Thanks for the vid.

If you’re buying & selling between 2 equally inflated markets then it’s a wash except higher sales price will be used to increase property tax.

Prices could double from here and it wouldn't affect Sarasota. I worked in high net worth insurance and quoted $2M yachts and multi million dollar condo's in Sarasota almost daily. Unlimited wealth is moving there.

With as many as 7 interest rate hikes predicted for 2022 and delivery on new construction out one year plus from contract due to supply constraint buyers may be facing some uncertain and unexpected increases in their mortgage rate when it come time to lock in. There are builders right now that are in a holding pattern and not writing contracts at all which pushes the timeline out even further. At the same time today's buyers may lose home equity and wealth due to stock market values and real estate values decreasing which is a logical assumption in a rising rate environment. Nobody can really predict with certainty what the future holds but I would be pricing in worst case scenarios into your budgeting especially if you are not an all cash buyer.

Exactly many new deputies in manatee county within the last 3 years can’t afford the houses here . Many paying very expensive rent and got roommates or still with parents.. only the older deputies got homes or the deputies got super lucky buying a house right before Covid

Hi my wire and I are moving to south west Florida soon , hopefully may or June . We have been working with Dan McKinnon a Florida realtor . My wife is a realtor here in NC where we live . We’re from here all our life and want to relocate to the gulf . We have been to south west Florida a couple times now and believe Venice is our best bet for prices vs square footage and we def want to be with in 15 mins of the beach . Maybe we will meet you when we get there . Maybe work together . I work in air conditioning for the last 10 years . I have a real estate license in NC but I have never practiced . I have been aware of the ins and outs of all the transactions my wife has done. We both want to work as a team in Florida on a team . You have any advise or suggestions for us ? yes. we are at the top of the market and here is why....11 out of the last 12 fed rate hike cycles since 1950 have resulted in a recession. If you listen to this realtor who's desperate to sell a few more homes before the market crashes, get ready to be bankrupt in 5 years.

@@ElearningDigest blackrocks stock down 30%, zillow down 75%, redfin down 75%, homebuilders down 50%+, opendoor down 75%. Blackrock and other investors are not really buying homes with cash. They are leveraged to the hilt with third party financed debt (perhaps not a specific mortgage but still debt). Prices of gas, grain, fertilizer and other food products are exploding. The yield curve is about to flip. No one is juicing the economy with low interest home refinances anymore. And the bottom can fall out of the market anyday now.

Of course people are "being out priced". That's always been true. This is such a silly way to look at the world. Not everyone has ever been able to afford property they wanted. Most of the US has dirt cheap homes, under $50k. But few people want to live there. When a lot of people want to live in these tiny little areas of course not everyone is going to be able or want to bid enough to get into these high demand areas. It's not that "people" are being out priced. It's "some people". Homes are sold very quickly so obviously there are plenty of people not out priced. Duh.

Actually it more long term investors that are in this market scoop up homes than flippers. Although we will always see a fair share that can turn a property around.
