Four Key Factors That Make a Home Sell Quickly

Today, I want to discuss the four factors that make a home sell well. If you are a buyer who is thinking about purchasing, hang tight, this will be valuable information for you as well. If you are a home seller, homeowner, or just curious about what your home is worth in the market today, this will be valuable information for you too.
In our current market, some homes are moving very quickly and some homes are sitting on the market for awhile. I wanted to share a quick formula to assess if you have a home on the market, and why it isn’t selling quickly.
1st - Price.
The first thing that makes a home sell quickly is its price, it cannot be priced too high. If it is priced astronomically low, the house will likely sell, but it won’t sell for as much as it should.
2nd - Condition.
The second thing that affects how quickly a house sells is its condition. Is it updated? Is it in good shape? Are the items like the roof and mechanicals all in good shape? The condition has to be matched with the price.
3rd - Location.
This doesn’t just mean is the house in a good neighborhood or schools. There are other factors to consider as well. Is your house on a weird hill? Does the yard have a weird layout? Does your property flood? What is the condition of the properties close to you? Is there a foul odor coming from the area or neighbors? If any of these things exist, your location is considered poor in a buyer’s eyes and it may affect your ability to sell.
4th - Marketing.
How does the house look online? How well is the house being portrayed in all marketing avenues? Do you have great pictures?
If all of these four things are aligned with one another, price, condition, location, and marketing, then a house will likely move quickly in this market. If any of these four things are misaligned, a house will likely sit on the market for a while today.
The days of being able to list a property in poor condition, or in a poor location, and it still selling well are over. Buyers are a little more reluctant when buying a house today.
