Thank you! I started making them originally only for my clients and sent them out via email, because I wanted them to understand the market so they can make better informed decisions. One component is the economic backdrop, the other part for me is always understanding the clients personal situation and preferences, bring both together, then we can lay out a good strategy

Why do you say December is a good time to buy investment/rental property? If I heard you correctly.

Yes, but not only December, late fall to mid-winter offers some opportunities and a little less competition compared to the rest of the year and before prices step up in spring. Different types behave a little differently: single family vs duplex vs small MF - large MF is probably the least impacted as value is calculated based on NOI and cap rate
