I’m closing in on my retirement and I’d like to move from Regina to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

I've shuffled through investment coaches and yes, they can be positively impactful to an individual's portfolio, but do your due diligence to find a coach with grit, one that withstood the 08' crash. The federal government, the tax payers, should not be rebuilding peoples houses in mismanaged states...or any state for that matter. The individual states should be able to figure this out even if it means managing their forests, killing a few endangered species to ensure enough water is available, and even prohibiting people from building their mansions on the coastline. The insurance issue is def bad in CA, but it’s not just happening here. A lot of insurance companies are dbl or tripling rates in a lot of states that have hurricanes, tornados, fires, etc. something needs to change for sure, but these insurance companies went from $89billion & $39 billion in profits so let’s not roll out the pity party for them. Car insurance out here is also a big issue. Rates have skyrocketed & there are tons of illegal immigrants driving all around with no license & no insur, & expired registration, causing accidents- getting off with a small fine & back out to the road they go. I’m not sure we need to bail out a homeowner with a $20m home and $3m coverage. They can buy another home for $3m or rebuild a home with the $3m. If they are left owing a mortgage they can work out a payment plan in the remaining balance. People should have spent some money on the pool pump to use as a fire hydrant like other people did. People should plan for a disaster. If you knew you were underinsured then sell your home and buy one you can afford to fully ensure or lose. They could have bought a $1m home. When you have a lot of money you have the option to self insure if you buy a much less expensive home.

Since proposition 13 was passed keeping your tax at the valuation when you bought it, people that have lived in California a long time can't afford to move. They couldn't afford to move into anything in the same neighborhood they sold in. The prices have gone up so much what used to be working class neighborhoods are now business class neighborhoods. A graduate withe a medical degree earning over six figures would have a hard time qualifying for a medium priced home, and if you found one you wouldn't want to live in that neighborhood.
