AirBNB is pretty good with quite a lot of automation available, you can add in automatic check in instructions. There is an island near where I live, I have been collecting from houses there without setting foot on the island. It is about 90% passive, but you can manage it from anywhere, you just need to have cleaners and services lined up. Very high flexibility and I never realized how many European tourists come over to this town.

My dad purchased an old church in WV and converted it into a home/hair salon in the late 90's and early 2000s. I recently bought the building from my mom after my parents separated and are underwork turning it into a cafe, apartments, and slot machine room! Amazing! Simply Amazing. I am a business owner, I was considering this opportunity. But you are so true about the Liabilities! Employing those many peoples, leases and all dependent on those routes being handed by manager is scary. I have had many liabilities and businesses not always makes money. Doing business with Amazon will be stressful. $625 per truck per month profit is very little. Because if one accident happens, the out of pocket will take away that money. One employee unemployment claim can take away that profit.One lawsuit from employee will take your business down. You are on the hook, Amazon is getting a free ride here.

Thanks for the comment! One of the strategies we use with comm. realtors is to identify an empty storefront in nice location, we then find a franchise that fits that size footprint, then get pre-approved for that franchise, then we advertise the location as being pre-approved for an "xyz franchise". You get far more interest on a franchise ready to open than an empty storefront! Give me a shout if you have any good spots. Good luck in the new gig!

For socially responsible investors it could be a good choice. Drawback they don't have any advisors or a lot of tools. Every persons goals are different so there is no universal bad or good. Also check out Betterment or Sofi (sofi minimum is $100)

Thank you for all you post. Your channel is a gold mine, and when I get my hydrogen fuel cell business established and ready to franchise across the US to upend the gasoline/diesel fuel markets I'll be heading your way. I have a revolutionary invention that can be made by anyone with a garage and basic tools and it boosts mileage up to 80% with a notable increase in torque and horsepower. It's pretty easy to install in comparison to a real supercharger, which costs anywhere from $4000-$9000. It only takes about 5 hours to make one, 1 hour to install, and even with buying parts at full retail to assemble it's only $550 (once in business I expect to get that down to $350). The ROI is going to be through the roof for anyone that franchises it, and selling it is easy as pie given what it does. But aside from that I have a real question. What would you say would be the best way to sell a very unique vehicle that you want to get the most money for? I was thinking Ebay. I have probably the most unique looking Jeep Cherokee (1997-2001 era) that I have invest $40,000 into. Jeeps are a big fad, at least down here in Florida, but I foresee the old Cherokees becoming more sought after since they are unique in appearance when built and about to be in the classic-car era, and are robust long-lasting vehicles. Most people that are rich don't have the skills, time, tools, or all of the above to build something on their own. It's a capable lifted nice looking off-roader with a stroked and supercharged engine, which absolute rarity for this model of vehicle. A stroked supercharged engine is pretty rare across the board for any vehicle. That's more than $10,000 of the 40K, hence the reason you may never see a Cherokee in your lifetime that has that setup. Most of that community are cheap-builders and most don't take care of them making one that is in good condition very hard to find. A built one in good condition is next to impossible to find. A built one that actually looks nice and gets compliments, even rarer still.

We use to use ebay quite a lot - heck we sold a 28 room restored house on ebay back in 2004! But over time the traction just slowed down and I havent really use it commercially in over a decade. If you want to get a premium price I would wrap a marketing campaign around it - do a website - great pics, breakdown of the build - then spend a few bucks advertising in networks(you can select them in google ads) - so car enthusiast blogs, maybe there is a cherokee forum? U can post on Craigslist and other local classifieds free - they sometimes have a premium placement for extra $$. There is always the perfect buyer out there willing to pay a premium its just finding them :-)

Robert I have a question regarding real estate opportunities. I've often thought of getting a rental property, but haven't taken the leap. Recently I learned of a website whose purpose is to introduce investors to rental property opportunities. Basically, they list these properties similarly to listings of houses for primary residence purchase, and if you buy one they handle the property management, etc. The concept is great, but I dunno, almost seems too good really. Thus it came across to me as a good way to lose your investment. Do you have an opinion? Thanks!

The type of website I have read about gives you the opportunity to actually purchase a single family home and then rent it out, even though that home may be in a different state and you've never even seen it. Any passive income idea ought to be compared to a total stock index fund. Index funds are essentially an auto-piloted investment based on owning a highly diversified slice of the total economy. They should have rock bottom management fees, and historical AVERAGE returns are somewhere around 10%-ish a year. They are long term investments, because the evidence is that nobody can reliably time the market but the evidence is also that the total economy grows on average over time and all it takes is a large pool of capital to buy a horizontal slice of the economy, so index funds are about pooling capital and playing the market as the house and not as a market speculator(i.e. a gambler). Capitalism works as a reliable engine of wealth generation on average, so total stock index funds work. Get rich quick schemes don't exist, but folks like Vanguard have packaged up reliable get rich slow and patient schemes. Also, in terms of risk, if your wealth is spread across the total economy and you lose it all: being poor is the least of your concerns because society just collapsed. So a passive income source has to a) return more than just buying more shares in an index fund and b) involve some identifiable risk, labor, or specialized requirement that will explain why the return is higher than an index fund (as market forces would, or will, drive the return down to match passive returns with similar requirements). If those two elements are not true, then the passive income source is a poor buy because you give up the opportunity to buy a better buy.

I suppose cheap is a relative term! Certainly cheaper than buying a house or rental property. I just checked kijiji they ranged from $4,000 to $30,000. Thanks for the comment!

Depends on many factors. Market demand, owner capabilities, budget, local demographics, business goals, exit strategy etc etc

@@FranchiseCityOnline that's what I meant , taken low interest rates , inflation , short supply .. and other factors , the correction you are talking in this video may come in like 2-3 years or who knows when. By then the real estate , stocks could be worth double.. Don't get me wrong , I don't know either and not criticizing .. just saying ! Like what you are doing , keep doing it !!!

This is now a couple years old. His read on the stock market and real estate, at least to date (Aug 2021) has been 100 percent wrong. Maybe at some point he'll be right (things can always crash), but if you bailed on the stock market and RE in spring 2019 you lost out bigtime.
