It seems that she wasn't as good of a negotiator as you, felt over-matched, and wants to go via email so she can think about the offer(s), use a calculator, and consult with the brains of the operation. Seems like you caught her off guard. She shouldn't have been though because she got a call from your "associate" and knew this call would come.

She may not want to discuss the rate of rent over voice because her company policy is to only disclose that information in written communications. It can make sense if they had issues with agents lying about lower rates to get interest and then saying a higher rate later on. She didn't seem to have any problem with telling you on email.
