The $300k was a refi check. We reinvested it into several more deals over the next few months - again leveraging each property with bank financing.

While we were determined with our properties, there also comes a time when you have to realize your own limits and unfortunately that may mean selling at a loss. Everyone’s bandwidth and resources are different. If you can say to yourself you’ve tried everything you can, reached out to others for advice and help and still are stressed daily without stabilizing it - it may be your time to cut that properties ties. 100% agree with your statement he’s the MVP! No one could I do what I do without the better half haha! He learned how to change sewer pipes to keep a property afloat - not me! But he also doesn’t like to do a lot of the things I do in the business. Just let any partnership (marriage or business) find people with similar goals, but different talents!

Hey guys. Love the content. Very small time investor husband and wife team here but I have a criticism. Stop the tape (as they say in the old days) when she said she was in the truck and got the refi check for $310K. Stop the tape right there. This is the point I feel like this a furniture box from IKEA and I’m reading the instructions, then I read/hear this. Then it goes into the next step and it’s like wait a minute, did I miss something? This 310K. Did she reinvest? She obviously has to pay it back, so it’s debt. What IS the next step? And even though we have only 20 doors, I feel like one of the pre-cursors to investing in real estate is if you don’t want debt stay in your w2 job. Now, Ramsey would say BS to that. But, this refi cash out, invest in another deal, refi cash out, process of portfolio building is also debt building.

Debt is how you scale more quickly with business & RE. McDonalds is a real estate company that serves food.. there are so many advantages to buying buildings and having the customers/renters pay off the debt.

You’re doing sooo much better than most people! The majority of people sit behind a screen and feel envy or talk a bit game, but have minimal action. You have proven you take action and have a great net rental worth as proof! KEEP GOING! Everyone has different angles too. I can’t say I have any properties paid off because we leverage. You can say you do have paid off properties! Congratulations!!! 🎉
