This really is only beneficial in highly populated cities like la or new york. 2500 for a studio is unreal. Its beautifully done but thats just gouging at this poit

What city? Some of these ADU contractors really inflate the potential rent income of ADUs. $2500 for a studio seems too high. For a small studio like that I’ve seen most ADUs in Los Angeles go for $1600 to $1900.

Cant help but to comment! I've done plenty of full home remodels and many updated small spaces, also garage remodels with usable storage for way way less, and used high end finishings, OMG this is very expensive, with no storage ,granted we did all the labor as well and he took 3months to build out😅 I'm in Florida it's not cheap here either LOL

@aimeevargas4016 MGB Contractors. I also had them build me a fence to separate the properties so if I exercise the options to sell the adu separately it's a clean division of parcels.

Price out a 30 year mortgage on the primary house, then add the build out price on. Dont forget taxes and hazard ins. It would be cash flow negative.

Depending on your market and finishings, yes you could find a builder to come close to that. We only build our own units, sorry.

You’re going to get $1500-$1800 for that…at best. Which makes ROI about 7 years. On average, that means you won’t be living there anymore. Are you getting your extra $150k on selling the house - doubtful.

This is not my unit and i build and hold ADUs is OR, not CA. This was data from the homeowner on the So Cal ADU tour. I just checked market rate. Looks to be $2000-2900. Here is the search. Make sure to filter to stand alone units, npt shared wall for a like for like comp.🎉🎉
