BC was right, the upstand will deal with your thermal bridging. We dont below dpc with insulation. Yes put the ties in to catch insulation. Put the about every 450mm, you should catch them all including where you have joins. Congrats for getting through the toughest phase of the build

We always put 65/70mm screed always leave it 5mm lower to allow for self levelling and yes u put brick ties on dpc to hold insulation!

@@thegardenroomguru i coukdnt work it out wen u were guaging ur dig out to ffl... usually ud do 4 inch crush 10mm blinding 4 inch slab 100m pir the 65mm screed then latex to finish if needed so ud wanna be 375 below dpc but u were miles lower

@zlock97 drawing stated 150 stone, 50mm sand, 150 PIR 70mm screed, but couldn’t see the need for the screed, BI said no need mate 🤷🏻

Loving the videos - I'd be curious to know what your expenses would be if you weren't doing all the work yourself, like how many days you've put in times a daily wage (and how much you've saved as a result). I'm sure you'd be close to double your expenses by now

Hiya mate, what's happened to the videos? Hope everything is ok. Can I ask you a question about my upcoming garden room? It's going to be 7m x 3m and 2.5m high and not over 50% of overall land. Is there anything regarding how close to the boundary I need to worry about? It's going to be under 1m on both sides. Thanks

The main issue will be fire proofing. Less than 1m from the boundary and the building should be majority non combustible materials. You can clad the sides with metal or paint (if cladding in timber) with fire proof paint/varnish. Hope that helps

Every inspector has a different opinion and understanding of the rules mate, unfortunately they do not all sing from the same sheet, metal cladding is often enough, a layer of fire resistance plaster board keeps some happy, the problem lies when you inform them, unfortunately it can open a can of worms, only ever had the council out twice and both times they were only bothered about height

Ties on the DPC are generally avoided because you want a good bond to the block above and below, which can't happen on the DPC course. A lot of tie manufacturers say not to use their products on DPC. Membrane on top of insulation is a slip layer, and to stop liquid seeping down and moving the boards during the pour. Screed is usually specified to contain UFH and to provide a smooth and level base for flooring as concrete often ends up uneven. If the layers below are laid well and level, and there's no underfloor heating, then screed isn't really needed and SLC will do.

Can’t believe the costs with building control to inspect at the various stages..my double garage build is running to nearly £3.5k just in Building control fees

Put tie wires at dpc level buddy, like you say it will hold your insulation, they do say of its a new house you should run insulation down but to me this doesn't sit right with me, especially with potential of damp from the ground.

Yeah, it's very strange, I started bricklaying in 1971 (retired now 🙂), and we always started the wall ties on the damp course 👍

after doing garden rooms for a long time why didnt you ask the architect to plans for timber frame build with external brick skin. you could have thrown timber frame up. roof on and done brickwork as and when the weather now allows. if its bad weather you would be water tight to work indoors.

Liam, it seems like the issue you have is that you are working to architect specs and not an engineers specifications architect, always over specify. Most building inspectors aren’t structural engineers they usually know the regs backwards. The previous video regarding the roots to the tree I thought well a joke and substantially increased your foundation costs. Don’t know if I agree with concrete coding the foil otherwise concrete would corrode reinforcement. You need to the presence of oxygen for corrosion to a car. Anyway, good to see your back, Liam The rest of the stuff will be easy And if there is any haters I am a qualified structural engineer

You need a Civil Engineer to answer all the design detail questions as building control guys are not highly qualified. Architects, despite having a degree are often quite poor at understanding material testings and the theory behind design decisions.
