Great job Andy! I'm getting calls even from Alliston, ON on whether building Garden homes is permitted there. Qualifying financially is obviously one of the most important concerns for my clients but, if yes, the price of building a garden or laneway suite is, for most, the better alternative than buying a condo - especially when considering prices for like-sized units.

Thank you for the amazing video. 3 quick follow up. 1. If back yard is directly back on to highway (essentially the end of back yard is the highway sound proofing wall, is it still possible to build a garden suite if setback all around is at least 1.5 meters? 2. 45 meter travel from street to garden suite applies to longest distance if street curb is bent? And is it from street curb to the very front of the garden suite? 3. If garden suite is more than 7.5 metre away from the main house, could the 6 meter height garden suite have basement as well? (You mentioned 6 metre 2 floor garden suite could be 1300 square feet. So i'm wondering can one have a second floor and a basement which would have more than 1300 square feet in size). You are the leader in this exciting area and thank you so much for your informative videos!

We have researched this extensively since the announcement was made, but are discouraged by the cost. Even with the 50k from the city, it doesn't appear to be an affordable option. Otherwise, we would love to build one, and have confirmed that one can be built in our backyard. Your videos are very informative. Thanks for all the great information,

government buildings are empty at moment, everything slows to a crawl. If you are in a hurry forget it. I highly doubt that the inspectors and the plan examiners are debriefed properly on this issue. Expect to hold their hands throughout the whole process.
