Hi Gary, You forgot mentioned very important Con and it's a clawbacks. If one of your lovely clients decide to cancel life cover you need this money to repay back. How do clawbacks work with a mortgage? If the client found a better mortgage deal, you need also return your profit? Thanks

Claw back is only an issue if you don't sell insurance it correctly. My clawback is less than 5% and is only due to clients selling properties, inheritance or something outside control. There is no claw back in mortgages!! Once it completes there is no going back. However if it doesn't complete you don't get paid!!

You will need to work excepptional hard and make sure you have good mentors through your self employed commission only start. We have 3 brokers with us now we are mentoring through the journey!

Hi Gary, I'm currently serving in the British army and I'm thinking of a complete career change. The army will help me with costs for courses ect, so would you recommend I do the CeMAP in the next year myself then go to a company for a few years before trying myself. I'm not trying to run before I can walk, but I had a lot of sales jobs before joining and feel I have the drive to fly to where I want to be. Hey, I'm 15 years old and know that I want to work in sales when I'm older. I'm just not sure what industry to work in. I'm interested in finance so I was thinking of some sort of financial sales or being an insurance broker, but I could also imagine myself being an estate agent in London(guess I'm just really confused). Hey Charlie, nice work taking action and reaching out for help. Sales is a vital skills, at this point in your journey, i would recommend getting as much experience as you can in sales, telesales, face to face... doesnt matter where. I had 7/8 sales jobs before i got in to mortgages and they helped me be better, because you learn different ways of selling in different jobs and industries. Does that help??

Go and work in an estate agents learn the job and observe / speak to the mortgage adviser. You dont know until you try both. Getting in to EA is much quicker and requires no qualifications

Hi! Great video, appreciate the content. I have a couple questions when you have time, I am currently considering a career switch to a self-employed Mortgage Advisor. I will be mentored by a friend, he currently runs his own business with 2000 clients. I would be working alongside him, starting with his training, guidance, and leads. This will be a complete career switch for me (Currently a Personal Trainer). Would you consider this to be a good avenue to start? Even with no experience? Lastly, how much revision/ time is required to pass the CF1 and CF6 exams? Could you pass in months? Years? Providing hours of daily revision. My other worry is stress, I’m always told how stressful and “full on” this job is. Currently working as a personal trainer. I roughly work 50 hour weeks but they are relatively relaxed. Might be a huge shock to the system so was wondering if you have another job you have worked previously and have something to compare it too? Have you lost a big part of your social/ hobbies and personal life? Thanks a lot for your help.

Hey JM, big questions for comments, ill shoot those as videos for the channel! - As long as you have teh mentoring from A-Z of every case you work on then it should be fine. I trained someone with no experience and he did £150k in year 1. - Revision i cannot answer, i did my exams in 2003 and i did CeMAP - Stress - it is a stressful job. Clients can be demanding. In 2016 i started all over again for the 3rd time in business and this industry, I did 6 days weeks and 9 to 9pm and banked £330k. There after i started working a 4 day week and managed to maintain my sales levels. Now my brokerage is 13 advisers and i have more time than ever. The reason you lose social/hobbies/personal life has to be short term pain for long term gain. Most advisers get stuck because they arent trained by someone who knows how to achieve a lifestyle whilst earning a decent income

Hi Vipan, i know a number of advisers who have started part time working alongside their current employment. You can get cemap self study online and then find a trainee job with a network like new leaf

Didn't seem fair. 1. tax man. 2. politicians. 3. traffic cops. 4. lawyers. 5. journalists. 6. call centre workers. 7. real estate agents and secondhand car dealerships share this spot. 8. mechanics. 9. dentists are most feared but not really hated.

Hi Gary, I’m planning on working towards my CeMap 3 and becoming a mortgage advisor in the future. With the flexible working hours does that involve weekends as well. Is there a high likelihood I would have to put playing football to the side in order to work as an advisor?

No you shouldn't need to drop your football. You need to live to work, not work to live. Depends if you work in a bank or linked to an estate agent, some require you to work Saturdays, so consider that when finding a job. Once you are competent and in a few years of experience there could be the option to be self-employed and work whatever days/hours you want.

Hi Gary, I’m a sales call handler at a mortgage advice company. I am considering becoming a broker and the company I work for likes to promote from within and will pay for me to take the exams. However that will take at least a year before they offer this to me, would it be worth paying to take the exam myself to fastrack myself to getting the role or should I wait??

Depends what is available. You can apply to every company locally, whilst completing the exams.
