Dear sir , The lesson is tremendously useful & interesting as well . The way of presentation is very simple & crystal clear . Students always find themselves confused between verbs & gerunds . You have explained nicely with relevent examples . But To run is a good exercise seems to be rather strange . In my opinion , it needs to be a gerund ( verbal noun ) as it shows action as a noun . Infinitive form can be used as it's good to have exercise regularly . After all , it's my interpretation . I have been a trainer of professional English for the last 32 years & Cambridge certified . Dear viewer, you have raised a good question. Let me clarify the concept. If we say "To run is a good exercise.", it can seem strange because this type of use is less common but it is not grammatically wrong. We can say, "Running is a good exercise.", is preferable over "To run is a good exercise." But the use of infinitive is not wrong here, however it is less common.
