As a Ghanaian, kindly avoid purchasing family and stool land instead, focus on government land. The system in Ghana lack transparency with respect to land purchasing.

There would be less confusion if Ghana does one of two things. Either let people know that there is no such thing as freehold title available to foreigners or non citizens, with the confirmation that what is available to them are long term leaseholds, up to 50 year tenures. Or amend the constitution and 2020 restatement of the Land act to affirm that freehold can be held by or conveyed to foreigners and non citizens…

Another good Point is to have An Already Registered Piece of Land in a Residential area ?? With All the Already Approved and Registered Indentured / Land Title In the Name of the Owner. After the Serches Proven to be Genuine. ?? Comes Negotiating of the Price. ?? Part Payments with Receipts and Production of New Indenture in Your Name as the New Owner. ?? Then Title Deeds Transfer Documentations : Signing and Approval In the 14:34 Courts.

I haven't listened to everything yet. But I want to know: how would we as a foreigner know we are dealing with the right chief? The land in question hasn't been promised or paid on by others? How are they able to prove they have the permission (read: right/authority) to make the land agreement/deal? What if the chief takes ill, does this process start over?

The seller will take commitment fees before you are given an indenture. How to you get back your commitment fees as well that of the surveyor 's fee if you realise the seller is not the true owner of the said land? We need a better way of checking for land ownership in this country!

IMHO, the Ghanaian government should implement an administration portal with the relevant details of all available land for leasing and purchasing. This improvement would help the prospect to do due diligence with ease and avoid lots of hassles such as court cases. Initiate a database team to centralize all the relevant data. And elaborate further on this foundation.

From indenture, you will need to go to the court and have the indenture signed, then to lands department for search to that the isn't for someone else, etc.

@@slaveman2818 Yes, I have done it before, I did it for daughter who is in the USA, is very tiring. I have done this land papers for three people and is only one that went through. Even the one which went through, when I went to build a wall on the land, a man called the police that the land is his and I was stopped in 2021, we got all the paperwork and thi yellow card.

@@swiffmatic very easy , they go to a chief and give him a small amount of money for so farm land for farming but then would take the land surveyor a different location the chief wouldn’t be aware of and by then he already signed the indenture then the scammer will go to get the land registered in is name , then he will sell to who ever wants it , the search will show his name on the land which will give you confidence it’s genuine, this scam can only work if the land wasn’t sold to anyone else before . luckily the scammer had one acre of land which had accidentally got registered in someone else name who lives in the USA , I contacted them who turned out to be a military man from ghana 🇬🇭 who agreed he would transfer 3 plots directly to me

Africa is too complicated, it offers only more pain and suffering to many Black Americans, too many African Countries are not stable or safe, I wish some of the countries were in better shape but that's the real world and African is no panacea for dependents of Slavery.

I would never invest in land there. It is tricky. They don’t treat white people the same as they treat their own from the Diaspora.
