He means people who aren't screwed by their student loans and have a good income and/or net worth. Most people who have a decent career in the field they want to college for, doesn't really care about their student loans as much as others. They simply see it as an investment, sort of like starting a business. If someone has $400k of medical debt and they're an anesthesiologist who is making $400k+ a year, when they start to think about their student loans the thought quickly fades when they realize that $400k of medical debt has landed them a $400k/yr salary. Now if someone had that much debt and didn't graduate school, doesn't have a job in the field they went to school for.. yeah, they're gonna be thinking about it every day. Student loans *usually* don't have an outrageous interest rate or anything either, and the interest is tax deductible which indirectly brings that interest rate way down when the tax man comes knocking. So, a lawyer or doctor (or other great paying career that required student loan debt) don't stress it much, since the interest doesn't really matter because it's tax deductible. Lots of people won't even pay their student loans off early, most will pay the minimum payment on them for 20+ years and just write off the interest. So, he's half right and half wrong, IMO. It depends on the specific persons situation and if their debt helped them get a high paying career or not.

Gems like you have to pay broker commissions on the house you buy, every year, for the next 30 years? Or the fact that inflation means assets like a house rise in nominal value while debt stays fixed, making buying a home *more* attractive, not less? GC is a hell of a good salesperson but he's an idiot and a con man when it comes to math and economics and real estate. No wonder he doesn't think college is worth a damn - he didn't learn a damn thing in school.

FYI, Canadian capital gains tax rate is not 66%... For Canadian personal capital gains under 250K, 50% is tax free, and the other 50% is taxable ... i.e. afaik, it simply gets added to your income and taxed like normal income. The recent increase to "66%" Grant mentioned , is that for capital gains after the first 250K, you now only get 34% tax free, and 66% is subject to tax. So, if you make a 200K CG, 100K is tax free, and say you pay 50% on the other 100K, so overall 50K taxes or 25%. A 300K CG comes out around 26% blended tax rate. Probably not quite as good as in the states, but it ain't no 66%!

401(k) depending on the type will have a tax. Traditional will tax you as you pull it, and then when you file your taxes, that after taxed money will be considered income and therefore taxed again. Roth and Pre-taxed do not get taxed when you pull it, but will also be considered income and are subject to taxes that way.

31:40 trailer parks can be a lot of work, but trailer parks will out-cashflow any other conventional real estate investment with EASE. Trailer parks are straight up cash cows, insane cash flow. Lots of work, which can and will be outsourced, but absolute gold mine of cashflow. The thing is, trailer parks don't appreciate as much as conventional RE. They will appreciate of course, land goes up in value, and sometimes they CAN appreciate faster than conventional RE, just depends on the location and it's future luck. However, they usually will not appraise at the same rate as conventional RE. However, they WILL blow traditional RE out of the water when it comes to cashflow, e a s i l y. You trade appreciation and simplicity/automation/ease to operate for big cashflow. If you sell trailers and rent the lot, then there's a high chance you will even get that trailer back for free when that person moves, it won't be in the same condition, but they're cheap to repair. Mobile homes (even on solo lots like traditional RE) and trailer parks are underrated. I'm surprised Grant is just now beginning to dabble in this (if he does). Give it a handful of years he will say it's his best cashflow by far, maybe even overall return, maybe.

The contributions you make to a 401(k) plan are all tax-deferred until you withdraw money from your account in retirement. Vlad this is basic shit and for you to not know that withdrawals are taxed should disqualify you from giving any financial advice. But it won’t.
