Uncle G thanks for the lesson. Your little secret is it's an interest only loan. You kind of gave it away at the end of the analysis of the deal when you're like how much do we owe on the lawn and it was the initial principal balance. Once again thanks man really appreciate the content.

Hi its Jose from San Antonio. I was never brought into the call from Grant. I will be calling next Monday. MY QUESTION: When making an offer to any deal, how can I figure out a reasonable purchase price for a big enough return. Example: After analyzing a deal, you notice it gives you 4% ROI, but you want to make an offer on the deal that is 10%. What would be the strike purchase price?

The secret thing that uncle G doesnt want to say is that on that deal he will get 5 or 10 year interest only and then probably refinance the deal and get his money out and use it to buy another monster
