Have been staying there in Union Hamlet, they charge - 16k per bed. So Room wise - 32K and 2K maintenance on leaving. Room Service is not regular. Its an hassle for getting anything from their staff - like wifi password, pillow, room service, bedsheet, stay bills

All of these units are a good size and really comfy. I'm just a bit uncertain about this "Pre-lease" idea, but from what I've heard, it sounds like if I buy two double bed units in this building for 43 lakhs each, they become mine. The builders or whoever is in charge will handle renting them out to people who need a place to stay for work or other reasons, and they'll make sure that the rent money goes straight into my account every month. Is that right?

That is correct. They will transfer confirmed rent to you for the duration of the agreement.

To me (and this is my personal opinion) this flat doesn't make sense as an investment. Consider 43 lakhs invested for 10 years in simple index fund with 12% yearly returns, the final amount would be around 1.3 crores. Now with this flat, even if we assume the average rental yield of 25k per month for next 10 years, we would get around 30 lakhs in return. So to beat the investment returns, the flat will need to be sold for more than 1 crore! Of course, not even considering the other hassles of managing the property for next 10 years.

Actually they have already invested money buying land and construction cost. They can earn money by renting it directly themselves. Why they are selling it.

They get the money NOW the investors have to wait , and I think it’s selling at a premium so they’re also making some profit by selling

They have taken loan from bank, once you buy the property they will repay the loan by your money. Then they will take new loan and create new property. This is a loop and this is called business 😊

Once the lease finishes, the property and management falls back with you. Hence you would be in charge.
