People don’t realize exactly how much criminal activity is going on. I live in a new build development, residential and what we see going on here would blow your mind! Did I mention that 90 percent of new builds are immigrants. Talking to friends that work in the banking industry, currency exchange depots and govt depts can tell you stuff that would have you fuming… this is crazy stuff..

I used to live in Toronto in a very desirable neighborhood Bloor West sold house in 2016 to move to NYC to become an agent here in old Brooklyn. I could never understand how Toronto prices were on a per square foot basis higher than old Brooklyn where avg income is 150k USD & rents are twice higher. How could Toronto sustain prices higher than a global financial center. I bought here & built a Multi unit that I live in where I get 3200 for my studios. My old home in Toronto just sold for more per sq ft than my place here where incomes and rents are 2x higher ? Canadian housing market has to fall as Canada put all of its productive resources into inflated real estate and hence per capita income and productivity has fallen substantially. Housing prices have to fall as eventually there is just not enough income or productivity to sustain the prices.

Canada prices were pumped up by many sources many Chinese sent their kids here for school it was a way to get cas out of china if you passed off the government you could lose everything overnight, India did something similar but worse it set up mortgage bokers who faked eligibility of other Indians so they could bid things higher ( kzbin.info/www/bejne/j5DanaGsatOmaqs ) then we had investors who saw you didn't really have to pay tax on a house so the pumped and dumped, then the landlords who saw higher prices of homes and started jacking rents, then our government brought in 1 million extra people reducing the supply of housing, after that started. We had rental management companies for a small percentage (passed on to the renter) they meant the owers just collected money but worse was they now controlled many apartments and the rates, and finally the real estate agents who pushed FOMO every chance they got driving up prices and getting more money due to percentage while refusing to show a home unless they got a cut. its a house of cards but much of the problem

You CANNOT have millions coming into the country to take low paying jobs at Tim Hortons and such and supply affordable housing for them AND for the millions of Canadians that also don't make it up the income scale. How are you going to build this 'affordable' housing, by squeezing existing homeowners and taxpayers until you drive them out of the country? And why do you need these people.. look at past immigrants (I am one also) who came to work in construction, health care, IT.. I mean really productive jobs, not serving coffee and doughnuts and deliver take-out food to lazy people who wouldn't bother to make their own coffee or making a sandwich.

Because just 30 years ago I walked into a well paid IT job, my sister and my brother in law walked into well paid engineering jobs and many friends coming from Eastern Europe got jobs with good companies. I know at least 20, maybe 30 people that did very well from the start and only a couple who had to leave because they couldn't make it. All well educated, quality people, family oriented and all that.. The kind of people that should always be welcomed in Canada.

If a house sits on the market for 90 days, doesn’t sell, and is subsequently removed from the market is that somehow reflected in the days to sell metric? I’m guessing it’s only houses that are sold that supply that metric. Lots/ most of the homes in my area are still demanding 2021/22 prices. They sit for months then eventually de-list. Sellers with more realistic pricing sell within that 30~ day mark.

Yes, I saw 3 houses near me list high, then reduced price, 1 by $20000 and the other by $10000 - and then both went off the market and delisted within 6 weeks. Are those houses in the stats. The real estate agent couldn't find them on the mls data and I knew about them. So I priced my home at land value and sold in 2 weeks. But I owned a lot and a half, so I feel good about the sale.

So if you're rich enough to own real estate, you pay state taxes and it doesn't make you want to hoard land. Canada punishes hard work and barely taxes land ownership.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. Flipping 14 homes in the USA you can use a Section 1035 Exchange to continue the asset so you don’t have to pay the tax since you’d be transferring the asset to a new property but Canada’s section 44 is not an exact equivalent and the exemption is much more narrow. This is a very common mistake Canadians make thinking Section 44 and the Section 1035 Exchange is the same thing.

We bought our current house in 1993, a year after returning to Canada. We could have bought in 1992, but saw the malaise setting into the market. During that time, we put in a couple of low ball offers. Although they were quickly dismissed by the buyer, those numbers wound up becoming the MLS offer price only months later. When we finally bought, it was for 66 cents on the prior year listed dollar. I feel we are now well into a repeat of the early 90's deflation and agree with you that 2025 should amply demonstrate that. It's kinda sad that when people 2 years ago were giddy with excitement about how much their real estate holdings had increased, they instead should have been concerned about the impact of excessive monetary stimulus and policy-generated demand ......

I signed up for a listing E mail for a target housing price and style in my city around 2020 and as long as I click on the link it keeps coming and my price range since around 22 has gotten a BIT better but FEWER homes being listed - in Winnipeg MB

Can't imagine how first nations might feel when they hear a rich boomer complain living in his suburban home near the Trudeau family, about the influx of students -most likely crammed in a dog crate condo with three others - taking up housing.

I do agree with that caller, but the way he says that feels so CRUEL and inhumane, even though he is correct. If we were building 500,000 new housing units per year and we were creating 1 million new jobs every year then maybe we could import 1 million new people per year into the country, but that would still overwhelm our roads and hospitals. But at the current level of 1.2 million new people coming into the country each year, people are going to start to die, it's as simple as that.

think a MAJOR "issue" is like the US debate H1V-H2V temp workers and WE have "low skill" version of H2V programs (not the same but DO the same "job") I grew up in Vancouver and Whistler is famous for temp workers often from Australia to run the ski season as FEW Vancouverites WANT the job

I'm curious how freehold townhomes around the $700K mark will be impacted in the coming months, especially with the current market trends. I know detached home prices are expected to be hit, but I'm wondering about areas with high density like Brampton and Mississauga. What do you think will happen to house prices in those areas? Thanks for the feedback, as I said in the video I always said supply isn’t a problem but he accusing me of saying the opposite. He doesn’t make sense in some of what he says and sounds drunk then tells me to fuck off. Do you go around leaving people voicemails like that?

luv the pic at 15:47m...I actually teach my students to hunt this specific price pattern in other trading assets. It is harmonic in nature and both presents a way to make money on the way down but also presents a very good buying location once complete. P.S. the pattern suggests we are about half way through "the correction" in price. Stink bids appear to be best placed in and around the $525k area.

I don’t believe there will be a significant crash in the detached homes segment. My best read is home prices will be flat for 5+ years from now, following a mild recession. This will slowly bring affordability back.

I agree ,and to top it up 66% of the Canadians are home owners,none of them ,none of the banks,not the government wish to see the market crash as that makes the country literally bankrupt. It will be flat until the economy improves and the interest rate stays moderate

@@Wildsam157 agree BUT if we have a LONG and FLAT run without "stagflation" its hard to see ANY recovery EVER because Canada will FALL further behind the USA and will be harder and harder to build the productivity growth NEEDED to get income growth so we CAN "catch up" and could easily fall into a TRAP like JAPAN has had for 20 years where JOBS dont pay well and we watch our buying power rot away and government debt to DELIVER the same or WORSE service balloons till most of the young productive people LEAVE for friendlier pastures and even immigration wont "save us" and we have a population crash followed by a government crash

I don't see the problem real estate goes up and then goes down the banks always make money even if they have to seize your house. Don't spend more than you can afford and you will be all right.

I like the analysis that you bring to this discussion. It would be interesting to see a graph showing annual incomes net of the cost of living, excluding accommodation costs. And comparing this to the mortgage arrears over, say, 25 years may be quite telling. The fundamental view I hold is that house prices will eventually revert to a mean multiple of that net income. In other words, an affordability mean. I’d love to hear your thoughts on this.

Great idea, to have a truly accurate chart it would take a lot of research since the governments data is fragmented and inconsistent. Even trying to get household income by year is challenging. Sometimes it's median, sometimes average, before tax after tax, or doesn't specify. They obviously don't want us to know.

Best stats man, curious of a break down of how many sales vrs the amount of salespeople working per province divided by, is there a way to find out that info. Referring to the uber driver that only sold 1 house last year. I’m wondering if there are more real estate agents in that situation.
