Hi Mark... in today's 1st bathroom - would you consider closing up that window for a neater seamless look? Stylewise, you could play up/with the train station theme, using tiling, etc. The exterior needs to look less like an ex-flophouse. Grotty sidewalks, plantings, safety, and visual boundaries. 😞 🤔🖖🙏

I’d suggest using floor muffler underlayment on the top units to help with sound transfer from top to bottom. Really a great product for the issues that can come from tenants fighting with each other over noise.

Some scale appropriate wall mounted or pendant lights in each of the two lighter colored areas could also help jazz up the front and help with security lighting.

Holidays slow down work progress. I would replace the upper stairs make it one long one. Reason for the bottom units don’t have to see the steps outside their window. Put the stairs on the end.

Yeah, a long walkway across the front with a single set of stairs. Even the concrete stairs are looking pretty damned rough.

The Depot is looking good. Hand rail appears to be an easy fix. BUT I am not there in person.

The stairs need a major overhaul or replacement. They really detract from the look of the building. The "fire escape" look won't help rental rates.

Mark, idk about those stairs, band aids on the stairs🤷🏻♀️ Polywood or Trex would be really a solid choice, but most likely too much.☹️. Maybe a combination of the metal and Trex? Also, the cement stairs look in terrible shape too. Caused from years of ice? Are you going to paint the building?

the way those stairs are rusted out in spots, just patching them would be a bandaid on a bullet wound. I know it all comes down to that sweet, sweet ROI and justifying every dollar you spend on this rehab, but if you are going to fix those stairs, I would say do it right and replace them. I hate to say maybe go with wood, as it rots, but maybe you will divest all of your properties and retire before that happens? If you spend all that money having new metal stairs fabricated and installed, maybe that will have some drama with delays and screw ups from the fabricator? lol.
