I think that is excellent advice! You're right in that all sorts of things can and do go wrong with rentals. It's essential to have money set aside. Thanks for another great video!

Mandy I think you should do another video on adding tenants to a lease after you have another tenant in. In other words for example a boyfriend and girlfriend decide to move in together mid stream through a lease and only one of the 2 is on the lease at the beginning of the lease! I wouldn’t want a criminal living there so definitely a background check but what other things like this are good to do?What’s the best way to add someone to the property in this case? Your great so your streaming on my computer when I’m not around to raise your KZbin view time

Based Mandy, great video! Been thinking about something similar to your setup... Something like 100% of 6 months expenses for property 1, 50% of 6 months expenses of property 2, 25% of ... etc etc.

Good video. I agree with what your saying once a person gets a good amount of rentals. Early on Im not worried about stretching myself too thin and playing the odds a little. My home is paid off and separate from my business so I can always fall back.
