The kitchen is horrible! No upper cabinets. Nothing “chef’s/high end” about that kitchen. Just a dark blue wall with a stove vent. No cool art or architectural elements. If I was staging it, I’d put a cool abstract art piece on the wall where the uppers would be. Plus the stone quarter wall backsplash looks cheap. She has the money to put up wooden upper cabinets in the same finish as the stool. Add two more stools to the island and move them to the across from the sink. Put down a rug between the stove and island sink. Next to the window sink, above the backsplash, hang a antique rustic wooden serving board. In the nook, take down the tv and put up a piece of sculptural art and ground the space with a natural texture rug. Last thing, change the chandeliers.

Dated design and decor.Large lot though but in CA, very unwise investment for the state taxes. A pass in my book of estate properties. There are just so many better properties out there for the money and not as old.

Arvin, do you remember the Japanese style condo in NYC? You said why would anyone like a Japanese style home in NYC. If anyone wants that he/she should go to Japan. A similar concept applies here. I know, the Japanese place in the US is less desirable that a Hampton's house in California, but I'm not impressed. The interior of this house is highly personalized and no good for potential buyers. Overall, I agree with most parts of your assessment.

People smart with money don’t pay cash when it’s that much money. You save 💩 tons of money, especially on taxes, despite the mortgage rates. I guess it gets to a point for the mega rich like industry moguls & record or studio execs where it doesn’t matter but it does for 99.999% of people.
