I once got a construction loan to build a vacation home. I made sure there was funds available to make my 1st 6 months of loan payments starting after the 1st draw of funds for the foundation. We had a shell built along with rough plumbing and electrical. We installed our own insulation, dry wall, wood walls, fixture. But if I was to do it all over again I would get 3 bids from local contractors and weigh the cost against me buying the materials. I found contractor that were cheaper supplying the materials and labor cheaper than me buying only the materials.

I don’t think i need a finance advisor. I can manage my own finances and investments. I don’t want to pay someone to tell me what to do with my hard earned cash.

I used to think like you. Most people miss it but the secret to retiring comfortably is finding a way to make returns while your money works for you. My Dad, as i remember started saving for retirement quite late but I know he was making more than 10k returns from his investments monthly and it was completely passive.

Glad you mentioned it may take slightly longer to build a house.. you definitely don't want a contractor that'll pound out a job just to complete it and skimp on quality.

I’m surprised at how many people remodel kitchens, and never install lights under the cabinets. Between the electrician and materials, it’s probably $300-400 tops.

@@KidCity1985 My son is a manager there. I am not sure if the properties of paint will stop dews but it may be a good idea to look into. I saw a video from China and they were rolling a blue tarp over thier roofs to protect their homes. I will ask my boy.

As a career electrician , I agree , most plans and people do not plan for enough outlets . Also lighting , you can always turn some off , but , if there are not enough to start with……………

I agree that you shouldnt nitpick your contractor's work, but you also shouldnt wait for the 6 month conpletion date to bring up timing concerns. If in your example you think people should he working but you dont see amyone out there, its totally fair to ask about that. Stay on top of the timing. I'd recommend not asking constantly, but asking for weekly or bi-weekly schedule updates.

Does the bank loan the money based on the construction cost or the the value once completed? If I'm building a home as my own contractor, I did the work, therefore would want the loan based off the construction cost only.

I actually hate split bedrooms. And I can’t stand the kitchen practically in the living room. That might be a great selling point for someone but not me. Huge fan of everything else though.
