Wayne, Could you make a write up a Comprehensive checklist for building your own house from a -z it would be worth it Charge 25 bucks or something for or maybe 10 page Pamphlet makes some CD's and sell package or something I'm very sure if you're very good at telling people how about these things.

Yup, in my experience they ALWAYS take on more jobs they can actually handle cause they don’t give a crap about the customer as long as they get you to sign on the line, make empty promises about timing and you’re left at their mercy as to when it will be finished. If they say 4 months, double it and count on minimum of 8 months. If they say 4 days, it’ll be at least 8 days or more.

Porches are a must have for me Bcuz of the cats. Lol. At least one large one screened in with “catio” extras. I so agree with the wood closet shelves. A huge pet peeve when I see a nice home and then it has that cheap wire shelving. Nope. I also feel the same about carpet. I don’t want any.

This is no joke. While not my dream home I am building a custom home. 19 months in and flooring is just getting put in. And septic change impacted my budget by 20k.

9:21 Not too long ago I drove by a neighborhood with front garages that didn't have garage doors. The houses were just like the ones in the neighborhood I live in except for the garage/parking spaces. I realized how much that affects the feel of the neighborhood. People had all sorts of things out in front that they normally would have if their parking space was upfront and it just didn't look and feel as good as it could have. When the garages are back people "naturally" put that stuff in the back.

Did an fha 203k and there’s a clause for multi family homes that the electrical service needs to be 100 amps to each apartment. The original was 60. Added 25k to the budget. 😢 The Hud consultant didn’t even know this when he inspected the house. Smfh

I had a mechanical room designed in my new plan which I think is a good idea. Takes away a bit of area that could be in the laundry though. I’ve had a bout with mold sensitivity so I think it gives us more flexibility for the proper HVAC engineering. Slab on grade this time , in my late 50’s. Bricking it too. I’m being patient and waiting till the guy who designed it can build it. He needs no advertising here in North Ga.

Love most of your advice but I cannot say how much I disagree with the inset porch on the back. This causes your interior to be darker as the light cannot get to those rooms behind the porch. It also takes square footage out of the home. I see this inset entry and inset porch on all new homes and it is absolutely the worst thing besides all the needless gables and rooflines. I say do not build your porch into your home because that can not be changed but I know people will keep doing this. Also front porches almost never get used in my observation. They are just decorative.

I think where you live also has a lot to do with this. I’m in the south and we are able to use our porch year round. Also, the ceiling height on your porch will effect the natural light. My front porch has a 12’ ceiling and faces west and we have an abundance of natural light on the front of the house.

i love my screened porch! My smoker friends appreciate it too. I like that it blocks light because my house gets so hot in summer. @@TheRealWayneTurner

Believe he’s implying it is in a flood plain. They raised beach homes in Galveston Texas for flooding ie hurricanes w storm surge.

Raised or stilt homes are usually because they're in an area that floods. Most properties along the beaches in SWFL are raised up for that very reason.
