We're extremely lucky, we're buying the house we live in from our landlord so a lot of the market part of the sale are skipped, so we're right at the pre approval and moving onto comps and inspections, we know most of what's problematic with the home but we know there's a lot we're unaware of, it's had a LOT of tenants over the decades.

A 300 dollar inspection fee sure is cheaper than a house that costs hundreds of thousands of dollars. Seems a lot cheaper to me.

@@bannabozo8033 sameee 😂🤣 butttt ours came back 31 pages of what’s wrong lol. 31 PAGESSSSS! Insane, we are telling the sellers everything that was wrong so they can decline fixing it and we can get out of the contract 😂😂😂 so I’m grateful spending that money rather than getting the house and doing the repairs

We just had our home inspection on a house we were buying and sadly we will be walking away. The roof needs replacing (which we were ok with). The radiator heater in the bathroom leaked (no big deal we wanted to take them out anyway). But wait it gets worse. The attic has asbestos insulation with active tub wiring running through it. All of the plumbing is galvanized pipes with an asbestos rap. The crawl space was so small our inspection couldn't get to half of the house. Under the half he couldn't access there was no vapor barrier and there was electrical wires laying on the ground due to not being able to get in and staple them up. Lastly and the worst of all someone cut the floor jostle under the bathtub to install the drain.

I with my family(mom) will buy a home soon. I went to forums and whatnot, but i remember someone saying there are 2 types of inspectors. The kind that does the inspections and leaves you a lot of paperwork with what is wrong and the one that takes you along and explains everything to you.

A good inspector does both! Make sure to look up multiple inspector companies/ reviews. Also if you have a good realtor they should be able to recommend inspectors

I live in Missouri, and our suburbs have so much stucco that we call it Stuccoland. I thought stucco was for arid climates. I'm glad you recommend examining it.

this is extremely enlightening. I'm sure the regulations vary a bit in California but I am sure ultimately we are looking for many of the same things. I am trying to buy a triplex that I intend to manage myself so I know the home inspection is going to be one of the most critical investments I make before purchase.

You don't have to purchase a home inspection to back out if a deal where I live. As long as you are within your inspection period, you can back out for any reason. Like he said, you don't have to give a reason. It's your due diligence time and you can change your mind for any reason.

You could say to the old man selling his house at basement bargain prices as he is moving into a assisted living home to, "Well, that septic is 18 years old and nearing the end of its useful life, so if you would take fifteen grand off the price, we will go ahead with the purchase." 95% of people don't know their backsides form their elbows and one old widower using the septic designed for six people has 30+ years left to live.

You have to beware of home inspectors these guys take a 2-week course anyone can call themselves a home inspector I've been around many some with bad attitudes that will go in and make a brand new house sound like it's ready to fall down within a week they say it's the unbiased truth but certain ones will try to control a real estate deal and put themselves in a position that they should not be in again a 2-week course what a joke
