5 years pehle i was getting a rent of 28k, today i get 30k. 0 appreciation. This is Mumbai. Reason: Lot of new constructions , and all the demand seems to be growing in just luxury segment. Rich becomes richer, middle class becomes poorer. Summary: Invest in mutual funds if real estate is not for self consumption.

My Final conclusion - you should take a home loan if you are resident in urban areas but you are belongs from rural areas so always you should a rental home .

I invested 80Lac in commercial property 3 yrs ago, and earning 60k per month as rent and staying in 3 bhk house on rent at 20k per month , (cost of I buy 1.2cr) , so saving 40k per month and also getting property appreciation of 12-15% in commercial property, What is your take on this ?? 😂 If you are salaried than taking hone loan may help saving some income tax for small business man who are not paying big tax investing in commercial property in better. Pls comment all of you.

It’s depends on your parents job as if he has to shift frequently city to city then staying on rent is good and invest saved money on purchasing land. If they didn’t save anything then u r doomed.

No one talks about the cost involved in shifting, paying broker fees, cleaning costs and the uncertainty of vacating a rental property. Chota ho ghar khud ka ho as per personal experience. In future the rent and emi is going to be the same.

Almost all people have home in hometown then no need to buy just rent it and invest the savings in MF. If no home at all then purchase where u want to retire between 30-40 years of age only not before that as flat will age on time and buying in later stage will be beneficial as it will be newer and good for kids as well. Otherwise flat becomes very old after 20-30 years and u won’t like staying there.
