situation: married, both are working is it better to create an HUF, and buy property in the name of HUF. then husband pay emi and wife pay rent to HUF for the flat for maximum tax saving. and both husband and wife is having mutual funds. and whatever rent amount is coming to HUF can be invested in mutual funds. so we will have 3 income streams that will provide more tax saving on redemption on mutual fund LTCG in future?

Best trick call a best dealer in your area ask him you wanna buy a property he'll tell you market rate and then call another one ask him you wanna sell and then know the market rate you'll get to know how much are they hiding it for real estate !!

Correction-Gift deed registration stamp duty charges between blood relation is very nominal-200 rs in most of the states,and in few states it's have cap of 1 percent of total ready reckoner

I always thought under-construction flats were relatively cheaper. That is why people take the risk of non-completion because of the low price. If it is costlier than resale, then it makes no sense to take the risk of the flat not getting completed. I am confused.
