We had a neighbor who smoked outside the front of her house,it just took a friendly conversation with her to ask her not to smoke during showings and the open house. Gave her notice when this was going to happen. Luckily, she was open to this as she was planning to sell her house too. Gave her a gift certificate to a nice restaurant, a box of cigarettes and a couple bottles of wine when we sold the house 😊

One thing that makes realtors and buyers stupid, is that they don't even ask about utility bills. What good is the mortgage and inspection, if you don't know what the bills are? So you need to communicate with the sellers. The problem is the realtors. They are making it like an adversarial process. Buyers vs sellers. The buyers and sellers should work together.

Amen to that, sister! I would rather go through my 33 hr labor again than have our home shown with us living there. No, No! We moved out the day before it was listed. (Now renting locally.) The house was perfect, and we make sure it remains perfect. Flowers, chocolates, polishing, dusting, weeding, sweeping: whatever it takes. Now all I have to do is try to put it out of my mind! @@AudraLambert I wish I hired you. But it’s a contingent sale and they basically make it to where you have to use their realtor company. I get 2% of the sale of my home once I purchase the new build, plus $2,500 for loving expenses. Incentives are the best with their preferred lender as well. 23k buyer credits. There are better incentives (from new builders) out there but this is the home we want. If anyone is in this lady’s area, contact her. She is giving you nothing but facts. I know. I posted my home in April. We had to take it off immodestly due to so many requests and offers. Now, I’m looking at 30k less. It’s so slow now. We did price it under so we don’t have a problem. It’s just not nearly as hot as April 2024. It’s very slow right now. She isn’t lying. And her advice is 100% spot on. You want to listen to her.

We've had to move too often (work) and thus we've bought and sold often. I KNOW THAT YOU ARE CORRECT ON EVERY POINT you made. As seller, I never, never, never want to be there, because somebody's gonna annoy me with a comment about the home. As buyer, I don't want to see the seller at showings. At least twice have spotted sellers encamped at the neighbors (y'all, it's pretty obvious, lol). Agent tells me there's a showing--I clean like my life depends on it and get out of Dodge until agent says all clear. THANK YOU, as always. Great video.

We were VERY interested in a house years ago. We attended an open house where the owner was blasting football on every tv and cooking up a feast in his “gourmet “ kitchen while loudly talking up the features of his home. NONE of that appealed to us! We were attracted to the expansive decking, the redwoods surrounding the property, the huge handcrafted wood library, etc. It looked like a quiet retreat in print, but we entered a sports bar and could never see ourselves living there. He was obnoxious. His agent was sitting on the deck reading a book because he had given up trying to get that guy out of the house! Ridiculous! 😂 It was on the market for over a year. If he hadn’t been there, we likely would’ve made an offer after the open house!

Worse mistake we made was leaving the state after putting our house on the market. Sellers should leave but don’t leave your property in the hands of professionals. No one has time to care for your home like you do. We paid dearly for landscapers cleaning people pool people and a very hard working realtor (who left for a 3 week vacation to Italy! A classic ). Yes be flexible invisible sellers but do not disappear.

A home absolutely needs to be maintained. If a sellers leaves the area all together and someone is not appointed to be a caretaker, then yes that would put your home in poor unkept condition.

I'm an appraiser (32 years), LOVE your comments and videos. I'm helping my mom get ready to sell her house (54 years there) and have made her watch your videos so she knows where I'm coming from when telling her about staging and what to expect. We have a number of buyers "wanting it" so we have some leeway. She purchased another home and is having extensive remodeling done. I told her "get it done, get moved, then we'll sell". Thankfully she is financially comfortable and current home is paid off. She has a dog (inside, Australian Shepherd) who tears up trash. My sister and I are ready to stage (already have a plan). I'm a REALTOR and will be listing it. However, I've gone through it with my appraisal hat on to see what needs fixed, updated, etc. Our best friend is going to be a 30 yard dumpster. Watching your videos I was able to convince her NO ONE WANTS YOUR STUFF (things from the 70's, etc). Keep up the good work, you are awesome !!!

I am sorry...it is very stressful selling your home. You can always ask your agent to pre-screen the buyers. Asking for a pre-approval might be a bit much in your area...I would ask your agent. You don't want to come across too difficult to deal with. I would however ask your agent to ask the buyer's agent if the buyer is pre-qualified. I kinda go on the trust program. I know a lot of agents in my area. Its not a good idea for them to burn me....if you know what I mean?

As a first-time home buyer, the buyers agents are not showing houses to people who haven't been preapproved. They are not going to waste their own time. So, I think as long as it's not an unrepresented buyer, you should be fine.

We are the exception in that we were so glad the buyers stayed during the showing. Had we not heard the history of the property we would have kept looking. We gave them asking price where we would have made a lower offer otherwise. The owners also gave great insight on the community as we were moving from several hundred miles away. We negotiated with them to buy some of the items (antiques) the owners left behind. We’ve been here ten years and are so happy with our decision to buy. With our encouragement, the previous owners stopped in to see our remodel when they were visiting the area as the house had been in their family for generations.

So many things we probably should have done last time we sold our home. It was built in 1870s and had character but weird stuff, too. I was selling by owner because I enjoy selling. At the time, I had 4 kids, 2 of them under 3 years old. We were stuffed in that house, my last child occupying a crib in my husband and mine bedroom. We lived on a busy highway, no air conditioning so windows needed to be open thru out summer. I put it on the MLS. Within a day, I had someone who wanted to see it. The lady was like 8 mts pregnant. It was in the 90s outside and humid. I felt like, boy, we won't see them again! That night they offered our asking price. We also had a line of people interested in buying if first people failed to close. We closed 3 weeks later.

I'm sort of a bad home seller, in that my fixer-upper will be sold 'as is', because the expense of fixing things to sell would be too high a percentage of the home value. But yes, the listing price will have negotiating room. I just can't afford to spend over 10K on a house worth about 60K, and move to a new home.

Good for you!! I put my home in Milan, Italy, on sale with no staging, very classical 19th century Italian furniture, persian style carpets,etc. Had very few calls and viewings ,no offers. After 6 months I withdrew from the market and decided to take my furniture to storage, I staged most rooms of this 3500 sq ft apartment in MCM / scandi style,spending 8000 € (9000 $) and took great pictures with a professional photographer. I put it back on market ,had 9 showings on the first day, and sold after 3 weeks at max market price !! 👌🏻

My realtor had my home staged, and it looks nice, but the furniture has a musty smell that is stinking up some of the rooms. I also find it strange that my realtor never turns off lights. I have to go to the house every night to turn them off. I have one more gripe but I'll skip it. 😊 Thanks for your excellent tips and guidance!!

YES! This is a big gripe of mine, too. I understand leaving a lamp lit in the living room, or one in the master bedroom, and the porch light left on; however, it has driven me insane to see every single room ablaze with lights! I’ve had to instruct showing agents to please turn off all lights prior to locking the door behind them.

And when it gets close, I’m going to ask if we can help clear their yards, do a dump run, or pay to get their yard mowed letting them know that I’m NOT bothered, but my realtor won’t leave me alone about it.

Can you put up a fence if not prohibited by the HOA? If no fence, you also have time - if you are waiting a year - to put in “screening” trees or bushes between your home and the messy one. This can help distract buyers away from neighbors trash cans, etc.

My buyer couldn’t leave fast enough. I gave the listing Agent a heads up when he called me for feedback. He thanked me and reassured he will tell his seller to leave. 😅

I understand and agree with what sellers should be doing to sell a home as quickly and painlessly as possible. When I sell my home, i will pick the realtor that I believe will help me to get the house prepared, staged and sold, within what's reasonable for rhe time and for the best price I could get, givaen the home's state and condition. In your area and price range of homes you sell, what do the kitchens look like... originals, fully updated with bells and whistles, white painted cabinets, light or medium or dark wood, or something else? I have a 25 year old builder grade kitchen and am seeking to update it. Around here, I see a lot of builder installed kitchens having cabinet painted white. I'm not a fan of white cabinets.

I played this right after our agent made staging suggestions my husband was a nope And he immediately says “well I guess I can make more space in the garage to store that sofa” And I say “Well I guess I’ll move this into the other room like she asked 😂 She was very excited about it today because we’re redoing the listing pics. The usual suspect homes for sale websites have removed this data. Still, a new industry has emerged collecting and aggregating this critical information-tens of thousands of homes with mortgages under 3% for sale. Young lady, you have wonderful presentation skills, and I'd like to see you discuss that aspect of the market-early congratulations on reaching 50K subscribers. Interestingly, there is a law called Breach of Quiet Enjoyment for apt. tenants who have noisy neighbors. So here is a scenario My mom is almost 90 years old. She lives in a different state from me. She needs to sell her 100 acre property with a Victorian farm house. The realtor expects her to make it look like a new build plus all of the stuff that you talk about. Wash the windows declutter everything. Her health doesn’t allow that. I’ve taken weeks out of my life to go and help but it is impossible to take everything out that realtors want out. She still lives there and because it is a unique property it probably will take time to sell it. She doesn’t want to get rid of everything that makes it a home for her.

My son had his offer accepted on a home last week. He’s set to close on 9/30. The credit union he is getting a mortgage with allows the buyer to re-lock his rate for free if it goes lower up to 7 days before closing. We are hoping it does go lower than his current rate of 6.125%. If he waited until rates dropped after the 19th, he worried there would be a lot more competition.

@@livingthedream923 Sheesh that 6.125% is rough. Is this his first and only house? I thought rates were better for first time buyers. I closed on my first house on Oct '23 with a much lower rate.

@@NovaPrincess it will be his first and only house. He’s using a credit union for a conventional loan. Maybe FHA loans have better rates? The credit union does offer a completely free streamlined refi anytime after the first year of payments, so he’s not stuck with 6.125 forever.

How do you honor showing requests when you work full time and have dogs in the house? I can't do showing requests during weekdays before 5:00 pm. I live alone so no one else at home.

Great question. I would recommend working with your agent and just do back to back open houses. Do try to let buyers come see your home...if not, no one will make an offer. Best of luck!

My biggest gripes about being a seller are two things. 1. Every single request for viewings are same day. 2. After each viewing we do not get any feedback and don’t know where the buyer stands with making/not making/thinking about making an offer. Just let us know they’re not interested and call it a day. Why do we have to ask?

Because the feedback is used against the buyers. True story: Buyers looked at a house. After looking at the house, the buyers gave agent feedback. They had a few complaints, but were still interested in the house. Agent gives feedback. Seller's got annoyed about what they said. Sellers refused to negotiate. The buyers ended up buying the house. The agent was sued because the buyers lost their negotiating power and could've/should've got a better deal on the house. So now all the buyers agents are telling buyers not to give any feedback, whether it's positive or negative.

Well...no no no...in my opinion your agent should call you after every showing to let you know how it goes. They should also keep some type of tracking system as to how they are following up with the visitors who viewed your home. That is more than reasonable. My complaint is that I have sellers that want me to call 5 times a day to potential buyers asking if they made their minds up. That's over board.

@@Shannon_StammWhich agent are you talking about? If I were a potential buyer, I would naturally expect my feedback to the seller's agent would make a beeline right to the seller. After all, the agent WAS the seller's representative. Maybe that was the buyer's attempt at beginning negotiations. So, in this case it backfired. Too bad. Ridiculous reason to file a lawsuit. Sounds like just another attempt to squeeze money back from the seller... because buyer is an attorney or is related to one. Disgusting!!

@@enjoylifesteve3925 I agree with you. I as a buyer do expect that my feedback "would make a beeline right to the seller." What I don't expect is a homeowner would be so petty to refuse to negotiate with a buyer because they were in their feelings. Don't ask for feedback if you can't handle constructive criticisms. And as far as the agent, you're going to have to do your due diligence by researching it yourself. Realtors from other channels shared that a couple months ago.

Personally after our realtor did all the basics pictures, did our ownl staging have lowered the price twice. What does a realtor do seems like they're just waiting for the phone to ring then collect the big commission. I feel like they're waiting on other Realtors to bring clients. Open houses have just brought either no one or looky loos.

You are not kidding, the market has changed and what I thought was a good price based on recent comps, well with no showings yet, it is disappointing. We did a price reduction and now moving to open houses to see if we can get interest. I have always staged my homes, priced well and moved instantly.

Real estate brokers learn enough high school level legal concepts to be dangerous. Find me any other commercial transactions where the parties are keep apart and never speak. The reason is pretty obvious and it is for the benefit of the broker

Audra is great. She is also an agent. Even great agents follow an agent philosophy, conscious or not: lower the price. There is truth, but buyers should stick to their own philosophy: get the highest price they can. After talking to some sellers and my own house sale experience, you get more money, even if it takes more time and is more annoying if you stick to the higher price philosophy. Be relatively reasonable if necessary, but also be relatively unreasonable. Walk the fine line, hold the line, show some negotiation skills, but do not fully embrace the low price philosophy.

In Tennessee, there are so many ugly properties, that I see nice homes built next to them. It is either that or don't build in many cases. Very sad. I once wanted to build a nicer home, but gave up on the idea.

How about civilized buyers who are respectful of a a seller’s home? When my mother‘s vacant condo was under contract, someone accessed the lock box and defecated on the bathroom floor. Needless to say, I am going to list my house very soon and will not allow a lock box or any unrestricted access. If it takes longer to sell, so be it. Not desperate and can afford to wait.

Many years ago I was doing a showing at my clients $2,000,000, 3,500 sq ft Mediterranean styled home in Pasadena close to the Rose Bowl. The buyer was VERY interested, & was looking at details. While my seller/Client kept calling me during the showing. My seller was at a bar, having one drink after another… She’d call me up screaming at me. “What are you. Doing? Are having *** with HER in my bedroom!?!??!? I did several showings, I had to drop the sellers listing, she kept doing all the wrong seller actions. A drunk seller isn’t good. I did not want to end up in court because the seller’s actions. She never sold the house.

Just thinking out loud. I believe you might have 'misread' Ms. Lambert's presentation. She has a unique style, but as a long-time viewer of the channel, I've always felt Ms. Lambert has never (ever) been condescending to either buyers or sellers. Personally, I find her right-to-the-point/on-target take on the real estate market refreshing. And way, I'm no fan of real estate agents. I see most of them being less honest (real sleazy!) than (and I've nothing against used car salespeople) what most think of when they think used car salespeople. End of rant. :>)

I don't want to see sellers sitting outside by the pool or something. But I LOVE seeing the seller ACTIVE in the process. Seller's opening the door and giving me a tour, ANSWERING all my questions. This has often made me want to buy their house over one I can't get background etc. on until inspection. I get that agents do not want sellers around. They can't make money that way! The new way WILL be that sellers will be home and available.

I enjoy your informative videos and advise but most of it concerns what you do for the sellers. What EXACTLY do you offer a buyer? A video for buyers and what you do to earn a commission would be a great balance. It appears that selling a home is a lot more work than with a buyer(?) or is that a misconception? From a layman's point of view it's hard to justify paying $200,000+ commission on a $10 million house if the paperwork is the same on a $400,000 home.

When we sold our house in Riverside California my husband and I were both in the house. The house sold super quickly and for the asking price. when we hired our realtor the first thing I said to her is we will be in the house when you show it. She agreed to this and she was very glad how fast it sold.
